Presidio Heights, one of San Francisco's most affluent neighborhoods, is set to see significant redevelopment as a trust representing Gap co-founder Doris Fisher has submitted plans to replace an existing home with a sizeable modern mansion and an accessory dwelling unit (ADU). The home, where the iconic clothing brand was conceived, stands at the 3400 block of Washington Street and is poised for a significant transformation. The preliminary application, stamped with approval by city planners last Monday, paves the way for a three-story residence boasting amenities such as a swimming pool, rooftop balcony, hot tub, and sauna, as reported by the San Francisco Chronicle.
The existing property, rather unassuming by neighborhood standards, was built in the 1950s and expanded some 40 years later. The new design anticipates a roughly one-third larger footprint, totaling 11,125 square feet, when factoring in the 678-square-foot ADU. SF YIMBY reports that the primary residence alone will encompass 10,450 square feet. Architectural plans detail a three-car garage, fitness center, multiple dining rooms, and an upper floor of five bedrooms and bathrooms.
The residential upgrade is moving forward under Senate Bill 330, which expedites building permits for projects compliant with existing zoning rules. The project's nod from the planning department now allows the trust behind Doris Fisher to move ahead with demolition and construction permits, although no such applications have been filed yet, the Department of Building Inspection's communication director Patrick Hannan told the San Francisco Chronicle. Fisher's legacy extends beyond her pioneering retail successes, having shaped the very fabric of Presidio Heights, where their extended family resides
Historical assessments indicate the current structure lacks sufficient architectural significance to merit preservation, as conveyed by the Architectural Resources Group. Nonetheless, the planned renovation is reminiscent of the property developments of other noted local figures, such as billionaire Tom Steyer, who recently commandeered a residential expansion in Sea Cliff, plans for which arrived on our desks last year the trust, specified as 'DDF Article 3 Trust', with Doris F. Fisher at the helm, signifies continuous high-end redevelopment in a neighborhood that's no stranger to wealth and influence. The international law firm Gibson Dunn & Crutcher LLP is listed on the application; however, the project's cost and construction timeline remain unpublicized, according to SF YIMBY.
