
Mesa's commercial landscape is set to expand with the Medina Station development, a mixed-use project featuring retail, dining, and apartments. The 64.5-acre site will include national retailers Dick's Sporting Goods and Target as anchor tenants, according to ABC15. Developer SimonCRE plans to break ground next week, with retail tenants expected to open by summer 2026.
Mesa approved the annexation and development agreement for a major retail project in January. The project, expected to cost over $150 million, is one of the city's largest retail developments in recent years. The State Land Trust sold the land to developer Bela Flor Holdings in 2021 for $13.5 million, with initial plans filed in 2023. Medina Station will include about 40 acres of retail space and 23 acres of apartments, as reported by AZCentral.
Medina Station is set to feature major retailers and residential developments. Dick's Sporting Goods will open an 80,000-square-foot, two-story outlet, while Target plans a 150,000-square-foot location, its fifth in the city and first since at least 2004. The site is 70% pre-leased, with ongoing negotiations for the remaining space. Other confirmed businesses include Boot Barn, Einstein Bros. Bagels, and Hawaiian Bros. Joshua Simon, CEO of SimonCRE, stated, “We’re excited for upcoming restaurant announcements to bring fine dining to far East Mesa, which definitely got a lot of needs that are currently unmet.” Additionally, NRP and Newport Homes will develop 700 multi-family units at Medina Station, as stated by AZCentral.
