Glendale's landscape is poised for further transformation with a new player entering the Sports and Entertainment District's development arena. The corner of 99th Avenue and Ballpark Boulevard, previously just a stone’s throw away from the State Farm Stadium, is the identified site for the proposed mixed-use development known as Envision Encore, as reported by the ABC15.

According to a report from ABC15, the plan includes multifaceted amenities which could range from apartments to potentially hotels, with the Glendale city’s planning and zoning commission giving a nod of approval on March 27. Across the freeway from State Farm Stadium, home to the Arizona Cardinals, this project aims to complement the already vibrant Westgate Entertainment District.

Adding to the mix, the Phoenix Business Journal reports, the developers might integrate various commercial retail alternatives, "like mini-marts, childcare centers, dry cleaners, cafes or hotels on the property," offering a one-stop destination catering to both everyday needs and leisure activities, as stated by ConnectCRE. Cementing the status of the area, the Westgate Entertainment District hosts a slew of attractions, including the Tanger Outlets, Desert Diamond Arena, and a Tiger Woods-backed initiative, PopStroke.

With the glittering attractions of the Westgate Entertainment District in its perimeter, Envision Encore aims to attract a diverse populace, drawn by the allure of a holistic living and entertainment experience. Entertainment offerings nearby already include a Top Golf location to the east and the new Andretti Indoor Carting and Games facility, which ConnectCRE reports is slated to open this year, securing the district's reputation as a premier fun and lifestyle hub.
