These hearings will discuss significant changes that could transform commercial areas into residential spaces, revise large stretches of land for a new master planned community, and increase the density of housing on previous agricultural grounds.
According to Weber County, the initial application concerns a 23-acre plot at the corner of 4700 West and 1150 South, which may morph from a Neighborhood Commercial (C-1) zone into an area designated for Single-Family Detached and Attached homes (R3-A). Another detailed plan, the Westbridge Meadows development, proposes the rezoning of around 1400 acres, forming a varied tapestry of residential zones coupled with commercial and mixed-use areas. The development aims to introduce a mix of Single-Family (R1), Two-Family (R2), and Multi-Family (R3) dwelling zones, overlaid by a Master Planned Development Overlay Zone (MPDOZ) and intertwined with a Form-Based Zone (FB) for mixed uses and a neighborhood commercial zone (C-1).
The third application seeks to transform about 31.4 acres of land at 601 S. 3600 W. from its current A-1 agricultural classification, supporting the sparser allowance of one dwelling per acre to a more densely packed single-family residential zone (R1-15), allowing approximately 2.9 dwelling units per acre.
