
Miami-Dade County is moving forward with its commitment to bolster affordable housing for its aging population. Announced by Miami-Dade County, the next phase of Perrine Village—a project aimed at expanding affordable housing options for seniors—will break ground on August 19. Mayor Daniella Levine Cava and Commission Vice Chairman Kionne L. McGhee are slated to officiate at the event, marking a milestone in the area's housing development. The ceremony will take place at 10061 W. Fern Street, Miami.
This phase, known as Perrine Village II, emerges as a collaborative effort between Miami-Dade County and Atlantic Pacific Companies, a real estate development firm. In total, 150 mixed-income housing units will be housed across two six-story buildings to accommodate seniors. According to a Miami-Dade County press release, these affordable living spaces will range from studio to two-bedroom apartments, all featuring access to an array of amenities, including a community space and fitness center.
While the focus is currently on Phase II, Phase I of the project, known as Quail Roost Transit Village, is scheduled for completion by summer 2026. Perrine Village I, located next to the planned Phase II site, received recognition in November 2024 from Florida Housing, highlighting its role in public housing redevelopment efforts. Upon the project's full completion, Perrine Village will contribute a total of 918 residential units to the area, designated for senior housing.
The latest phase of the project is backed by significant financial support from Miami-Dade County. As per the county's press release, Miami-Dade Housing and Community Development allocated $5,000,000 specifically for this portion of the development. The funding was sourced from the Documentary Stamp Surtax and HOME Investment Partnerships programs. This financial backing plays an essential role in advancing the project and supporting the development of senior housing in the area.
