
Round Rock's cityscape is poised to receive a new contour as the City Council recently moved to green-light an updated residential development plan. Nestled just south of Downtown, the Arte development by W.B. Property Group is slated to transform an 11.25-acre tract of land near South Mays and East Logan streets into a mixed-residential haven. According to an article from Round Rock official news, the revision includes up to 350 apartment units in structures peaking at five stories and a blend capped at six townhomes and duplex/single-family homes.
The City Council threw its unanimous support behind the project on July 10. This move pivots away from previous plans approved in 2022, which called for a denser development with 410 apartment units and 19 townhomes, including a parking garage. On a path to add a minimum of 1,000 housing units within a quarter-mile of Main Street, the change seems to harmonize with the city's long-term strategy to revitalize the area around Downtown. The updated Planned Unit Development (PUD) was certainly a factor in the strategy's implementation, allowing the city to feasibly begin to revitalize the heart of Round Rock's urban core.
Infrastructure updates accompany this shift in housing density. Two access points are planned for Arte, with city staff actively looking to adjust and align roads for better traffic flow. Environmental considerations are also a pivot point—sitting adjacent to a creek means the development must meet Texas Commission on Environmental Quality (TCEQ) requirements, a necessary hurdle to ensure that ecological standards are met and maintained.
One thing is clear: the City of Round Rock is deploying a careful blend of planning and community feedback in shaping its development goals. Its Downtown is set to become a bustling nexus of residential and commercial activity.
