Germantown's skyline is set to welcome a final addition to the multi-stage TraVure development, as the city's Board of Mayor and Aldermen gave the green light for the last phase of construction on September 22. This move paves the way for Phase 4's new two-story, 34,000-square-foot building, blending retail and office spaces into the south side of Poplar Avenue at Poplar Avenue and TraVure Drive East intersection according to a statement obtained by Germantown's official website. The proposed structure will stand 45 feet tall, featuring ample parking and providing a new facet to one of Germantown's key commercial thoroughfares.

The specifics of the plan include 16,600 square feet destined for retail use, and 17,600 square feet carved out for office space, accompanied by 102 parking spots. Not forgetting eco-conscious commuters, there will also be 12 bicycle parking spaces. "This final phase represents an important milestone for the TraVure project and for Germantown," said Cameron Ross, Economic and Community Development Director, in an interview. Acknowledging the project's significance, he noted it fulfilled a vision nearly a decade in the making and heralded new business opportunities within the city.

Constructed under the T5 Urban Center zoning district's auspices, the development strictly adheres to city requirements. Phase 4's site plan espouses a shared access agreement that ensures the coordinated use and maintenance of parking areas and driveways throughout the larger TraVure ensemble. The development's history traces back to 2015, with the completion of its earlier three phases that brought office, retail, and hotel spaces to life. Alongside two Hilton hotels, it also hosts the corporate headquarters of Mid America Apartments and several financial service providers.
