The Placer County Planning Commission approved housing amendments for the Tahoe Basin. The changes apply to 100% deed-restricted housing projects and update Chapters 2 and 3 of the Tahoe Basin Area Plan’s regulations, adjusting rules for height, density, and parking in certain areas, according to the County of Placer.

The commission voted unanimously to ask the Board of Supervisors to review a full update of the Tahoe Basin Area Plan with a new resolution and ordinance. An addendum under the California Environmental Quality Act found that the Phase 2 Housing amendments would not cause significant new environmental impacts. The changes make development easier in town centers like Kings Beach and Tahoe City, and in some multifamily-zoned areas, but only for properties with deed restrictions for affordable, moderate, or local worker housing, as reported by the County of Placer.

The Tahoe Basin housing amendments were developed by the TRPA’s Tahoe Living Working Group since 2020, with input from local jurisdictions, nonprofits, builders, and residents. The changes, based on a Cascadia Partners study on financially viable development standards, were approved twice by the TRPA Governing Board and involved litigation settled in July 2024. The amendments are now scheduled for review by the Board of Supervisors later this year, as stated by the County of Placer.
