
Attorney General Kris Mayes has taken legal action against the entities responsible for the management of Palo Verde Mobile Home Park in Tucson, citing their negligence in maintaining a safe electrical infrastructure for residents. According to a recent press release, the consumer fraud lawsuit targets Palo Verde Mobile Home Park, LLC, Landon Asset Management, LLC, and Landon Management Services PC for not disclosing to residents that the park’s electrical system was insufficient and hazardous.
The Attorney General's office has argued that the failure to provide necessary information about the park’s faulty electrical framework amounts to a violation of the Arizona Consumer Fraud Act, which could potentially lead to severe outcomes for individuals living in the park. "Arizonans are being placed in repeated extremely dangerous circumstances while their electricity is out and their landlord fails to fix it," Mayes stated. "A/C and electricity outages in Arizona aren't just dangerous, they're deadly," as mentioned on the Arizona Attorney General's Office release. These outages, particularly concerning in a place where metal homes are a common sight, have materialized in a series, with residents reporting regular interruptions in service, sometimes multiple times a day.
This lawsuit is emblematic of a greater issue faced by mobile home residents in the region, who are disproportionately affected by heat-related fatalities. In situations where temperatures escalate to triple digits, the lack of a stable and safe means to cool down can quickly transform a home into a health hazard. The Attorney General's Office highlighted that, in Pima County alone, a significant percentage of heat-related deaths occur in inadequately cooled mobile homes.
In response to the lawsuit, the Attorney General has called upon residents who have endured such conditions to step forward and report incidents of consumer fraud. Those affected are encouraged to file a complaint through the Attorney General’s Office website, or by contacting their regional office directly.
