
The City of Miami Beach is simplifying the process for commercial renovations by extending its permit walk-through program to include specific interior alterations for businesses. Announced recently, this move is designed to facilitate expedited permits, essentially enabling business owners and contractors to acquire permits on the same day. This extension comes as a direct response to the program’s earlier success, according to a statement by Miami Beach Commissioner Alex J. Fernandez.
"We’re streamlining how we do business in Miami Beach," explained Commissioner Fernandez. Aiding in the revival of vacant storefronts, "Same-day permitting helps businesses move quickly, reduces costly delays, and brings empty storefronts back to life for residents to enjoy. This is about strengthening our economy, getting to a “yes” faster, and making Miami Beach easier — and more enjoyable — to do business in." Initially rolled out as a pilot in early 2025, the scheme has already seen around 350 same-day permits issued to residents, as per the City of Miami Beach website.
The expansion, known as Phase 3, enables contractors and entrepreneurs to participate in the walk-through reviews every Monday at the Miami Beach City Hall's Building Department. Those interested are required to secure a virtual ticket between 8 a.m. and 10:30 a.m., with the service concluding at noon. While the initiative is geared towards expediting the permit process, limitations are in place to ensure smooth operations. Only commercial interior alterations with less than 2,500 square feet of workspace will be reviewed, and exterior work remains outside the program’s scope. Moreover, drawing submissions are capped at 10 pages with pre-approval from Miami-Dade DERM needed before review.
In a display of commendable government efficiency, Miami Beach Mayor Steven Meiner praised the initiative. "We’re bringing a new standard of efficiency to Miami Beach," the mayor said. "This same-day permit initiative is about cutting the red-tape and putting our business community first. We’ve reimagined how City Hall operates to help entrepreneurs, property owners, and contractors move projects forward faster and with fewer barriers," as mentioned on the City of Miami Beach website. Mayor Meiner emphasized that this approach exemplifies a government that is results-driven in action, although it is duly noted that more intricate projects might need additional time for review.
