Arcadia is about to get a fresh late-night hangout: Cheba Hut is moving into a 3,100-square-foot space at 2822 N. 32nd Street, with a second shop lined up on Scottsdale Road a few months after that. Franchisee Justin Lemos expects construction to wrap in May, with the Arcadia spot on track for a late spring opening. The toasted-sub chain already has a local following for its hand-rolled Parisian bread, bar service that runs late, and a menu packed with wink-wink, pun-driven item names.
According to What Now Phoenix, the new Arcadia shop will cover roughly 3,100 square feet at 2822 N. 32nd Street and is expected to debut by late spring 2026. Lemos told the outlet that crews should finish the buildout by May and that a Scottsdale Road location will follow a few months after Arcadia opens.
What they'll serve
The chain leans on more than 30 signature "toasted" subs built on its proprietary Parisian-style bread, along with sides, desserts and, at many locations, a full slate of craft cocktails. The lineup includes the pizza-inspired "Dank," stacked with Genoa salami, pepperoni, marinara and provolone, and the vegan-friendly "Magic Mushroom," both listed among the staples on Cheba Hut.
Local owners and timeline
Justin Lemos, who helped open the chain's recent Scottsdale shops and now operates multiple Valley locations, says the Arcadia project has been in the works for a while and is finally picking up speed. "This has been a long time coming," Lemos told What Now Phoenix, noting that his group already owns three other Cheba Hut outlets in the area.
Part of a wider expansion
Cheba Hut has grown from a single Tempe shop into a multi-state chain with more than 75 locations, according to its franchise materials, and the company is aiming for roughly 200 stores by 2030.
