In a move that highlights just how hot suburban rentals remain, Chicago-based Artisan Capital Group has shelled out about $31.4 million for Arrowhead Apartments, a 200-unit garden-style complex in Palatine.
The deal shifts ownership of the 11-acre community at 1950 N Cambridge Court from the nonprofit Hispanic Housing Development Corporation to Artisan. The buyer said it plans to preserve the property’s affordable units and roll out upgrades under its own management team.
According to Crain's Chicago Business, Illinois property records show the roughly $31.4 million sale was recorded in early January. Crain's also reported that the Hispanic Housing Development Corporation had acquired the complex for about $23.6 million in 2018. Artisan partner Ryan Cahalan said Arrowhead “aligns with” the firm’s strategy of buying stable, well-positioned suburban communities, according to the same report.
Property at a glance
Arrowhead sits at 1950 N Cambridge Ct and includes about 200 one- to three-bedroom apartments, according to the property’s listing. The Hispanic Housing Development Corporation property page highlights amenities such as a clubhouse, pool and interconnected ponds. The community’s Arrowhead at Palatine leasing site points to recent upgrades and now lists Artisan’s management contact information, touting a multimillion-dollar renovation program.
Affordable stock and financing
A listing on HUD Housing Network shows 40 Section 8 units at Arrowhead, reflecting a mix of market-rate and subsidized apartments. Artisan used HUD-insured financing to complete the acquisition, according to Crain's Chicago Business.
Why buyers are betting on suburbs
Investors have been piling into suburban multifamily properties as steady rent growth and limited new construction keep returns attractive outside the Loop. The Real Deal has chronicled Artisan’s recent push into suburban Chicago assets, and Artisan Capital Group now lists Arrowhead among its holdings.
What renters might see next
For current residents, the immediate shift is a new landlord and management team that is already listing units and booking tours. Artisan is pitching its plans as an on-going renovation campaign while keeping existing subsidy contracts in place. What that ultimately means for tenants will hinge on HUD requirements and any future work plans the company files with local authorities.
