The long-empty former Kmart on Solomons Island Road is getting a second act as a fitness and family hub. Planet Fitness, indoor-pickleball operator Dill Dinkers, and trampoline-park chain Urban Air have all signed on to join Tractor Supply in the overhaul of the big-box space. In total, about 117,000 square feet of retail are being reworked into gyms, courts, and kid-focused attractions.

According to Eye On Annapolis, leasing information shows Planet Fitness, Urban Air, and Dill Dinkers are set to move into the former Kmart at 3255 Solomons Island Road, part of The Marketplace at South River Colony. The site has been under redevelopment since the property changed hands in 2024, the outlet reports, and there are still no firm opening dates for the incoming tenants.

Per Patch, Dill Dinkers plans to take roughly 25,800 square feet of the former Kmart and is eyeing an autumn 2026 opening. "There's always a need for indoor spaces where community members can stay active," regional developer Bridget McLaughlin said in a release, according to Patch.

Tractor Supply is already on site

Tractor Supply is already operating in part of the building. The retailer’s Tractor Supply store page lists an Edgewater location on Solomons Island Road. That presence gives the project an everyday retail anchor alongside the fitness and family-entertainment uses, and local leasing materials describe Tractor Supply as holding an endcap of the former Kmart.

How the site came back to life

Local reporting shows the parcel was sold and carved up for new tenants in 2024. In a 2024 post, Eye On Annapolis reported that The Keith Corporation acquired the former Kmart and leased about 33,272 square feet to Tractor Supply, while marketing roughly 117,000 to 117,700 square feet of remaining shell space to other retailers.

Why locals should care

Converting vacant big-box stores into active uses like gyms, indoor courts, and family parks has turned into a local pattern, with several such projects in Anne Arundel County over the past year, Patch reports. The combination of a national anchor such as Tractor Supply with daytime fitness traffic and weekend family attractions could revive foot traffic at The Marketplace at South River Colony and help lure more shops and restaurants to the surrounding area.

Exactly when the new tenants open will depend on leasing and construction timelines, which will also shape how the center ultimately operates. For now, developers and leasing agents are filling in the blanks at one of Edgewater’s most visible retail sites after years of sitting idle.
