Developers Sansone Group and Mia Rose Holdings have officially closed on the land for The Preston at City Center, clearing the way for a $55 million, 216-unit luxury apartment community at 5130 Mexico Road in St. Peters. Construction is scheduled to kick off in April 2026, with first move-ins targeted for the third quarter of 2027. Plans call for a mix of one-, two- and three-bedroom floorplans on a site that sits steps from the St. Peters Rec-Plex, City Hall and the busy Mexico Road retail corridor, putting future residents within walking distance of local services and amenities.
Project Details and Amenities
The Preston is pitched squarely at renters who want more than just four walls and a parking spot. The plan calls for a resort-style pool, fitness center, co-working lounge, dog park and a ground-leased Exit 11 Coffee outlot that would give residents a neighborhood caffeine fix without leaving the property. Developers say the community will blend a variety of unit types with shared spaces that support work-from-home schedules and family life. The project update was shared in a company post from Sansone Group.
Site and Schedule
The site at 5130 Mexico Road is part of a group of parcels that have long been marketed as a fit for mixed-use and multifamily development directly across from St. Peters City Hall. Construction is expected to start in April 2026, with the developers aiming for a third-quarter 2027 delivery and a structured lease-up period after completion. "The St. Peters submarket continues to demonstrate healthy fundamentals, supported by limited new supply and steady absorption," Tom Kaiman said, as reported by Connect Commercial Real Estate.
Who’s Building It
The Preston is one of the first visible moves under a newly announced strategic partnership between Sansone Group and Mia Rose Holdings that pairs Sansone's broader development platform with Mia Rose's multifamily track record. Mia Rose has been active across St. Charles County and in other markets, with prior projects and a local pipeline highlighted on the company’s website. Industry coverage of the partnership and the firms' background is available from REJournals.
What It Means Locally
Public commercial listings describe the 5020–5130 Mexico Road assemblage as commercial acreage directly across from City Hall, a location brokers have pushed as well-suited for apartments or mixed-use projects. One listing cited roughly 9.85 acres for the broader site. With its size and amenity package, The Preston would introduce a notable new rental option in St. Peters and could significantly change the look and feel of this stretch of Mexico Road if it secures all approvals and is built as planned. Parcel marketing and listing history can be reviewed on commercial property platforms such as CREXI.
Developers say they will release more detailed timing and leasing information once construction is underway. In the meantime, city officials, nearby businesses and neighbors are likely to keep a close eye on how this new community slots into Mexico Road's existing mix of civic buildings and retail.
