Constellation Group and The Boschetti Group have wrapped construction on 4225 Ponce, an eight-story boutique Class A office and retail building, a short stroll from the Shops at Merrick Park, and tenants started moving in back in January. The developers followed that quiet soft opening with a VIP unveiling on February 26, positioning the project as a design-forward alternative for decision-makers who want private terraces, street-level retail, and better connections to transit.
According to PROFILEmiami, the partners describe 4225 Ponce as an 84,000-square-foot, eight-story development that is already more than 50 percent leased. The building's leasing materials, however, peg the offering at roughly 75,000 square feet of Class A office space, per Colliers, a discrepancy that has not slowed interest from would-be tenants.
Design And Amenities For Executive Tenants
The marketing brochure leans hard into the "boutique" pitch. Every office floor comes with private terraces, and the ground level features a covered pedestrian paseo with valet service aimed at executives and clients who prefer stepping right from the car into the lobby. Dedicated office elevators, on-site structured parking, and electric-vehicle charging stations round out the transportation perks.
Inside, the specs skew toward high-end. The brochure highlights 13-foot clear ceiling heights, a rooftop penthouse office, and hurricane-impact glazing as part of the design package, details that are echoed on the project's official site, 4225 Ponce. The result is a relatively compact building dressed up for tenants that want premium space without the feel of a massive corporate tower.
Tenants Lined Up And Early Leasing Wins
That formula appears to be working. Global wealth manager UBS signed a long-term lease for approximately 33,180 square feet, taking two full floors in late 2024, according to Colliers. On the ground floor, luxury furniture brand ENNE has committed to roughly 6,000 square feet of retail space, per CityBiz, effectively locking in the building's entire street-level retail presence.
Those early deals helped push 4225, Ponce past the 50 percent leased mark before the property formally hit the market, giving the developers a talking point and brokers some momentum.
Why Developers Say The Timing Works
In conversations with PROFILEmiami, Constellation's Eduardo Otaola framed the building as a direct response to shifting workplace tastes. "4225 Ponce reflects the way today’s executives want to work," he said, pointing to the smaller floor plates, outdoor space and service-heavy setup.
CBRE's Cameron Tallon, part of the leasing team, called the early interest another data point in what brokers like to describe as a "flight to quality" in Miami's office market. Developers argue that demand from high-net-worth executives and boutique firms, many of them relocating from higher-tax markets, has created fresh appetite for smaller, service-oriented buildings like this one. They expect lease activity to continue through 2026 as the remaining suites are marketed to private offices and creative users looking for Coral Gables addresses without old-school layouts.
Location And Next Steps
Location is a big piece of the sales pitch. 4225 Ponce sits directly across from the Shops at Merrick Park and is about an eight-minute walk from the Douglas Road Metrorail station, which brokers say gives tenants an easy link to downtown Miami and Brickell without living in the middle of the traffic.
CBRE is handling leasing, with Cameron Tallon, Eric Groffman and Randy Carballo leading the charge.
