As reported by CityBiz, the sale penciled out to roughly $2,528 per square foot. Ana Teresa Rodriguez of ATR Luxury Homes represented the seller, identified in the release as Luis García, who is the founder and CEO of Adonel Concrete. The closing covered the combined unit at 1425 Brickell Ave., #66D-66E, in the heart of Brickell's financial district.

Brokers say larger, fully finished four-bedroom units are in limited supply across Brickell, which helps explain the premium paid for a turnkey finish on such a high floor.

What the sale signals

“This project was a direct response to a gap in Brickell,” Rodriguez said, referencing demand for “larger, truly turnkey ultra-luxury residences,” as quoted by CityBiz. The closing now serves as a fresh comps point for the market. A different Four Seasons penthouse closed in May 2025 for $14.8 million but at about $1,990 per square foot, illustrating how layout and overall size can shift per-foot pricing, according to The Real Deal.

The property had been marketed last winter at $13.5 million as the building’s only fully renovated, fully furnished lower penthouse, per Modern Luxury, and brokers say that turnkey delivery was central to attracting a buyer willing to pay a premium. The $11.3 million closing gives agents and appraisers a new, high-floor comparable for Brickell’s ultra-luxury resale market.
