Crews are already tearing into the site at 119 Pharr Road NW, where developer Dezhu US is launching the first phase of Veridian Buckhead: a tight cluster of modern townhomes that will eventually feed into a larger condo tower on the same block. The low-rise homes are the clearest sign yet that this long-discussed for-sale project near Buckhead Village is finally crossing the line from design to full-on construction.

Phase one is slated to bring eight “striking” townhomes designed by XMETRICAL, arranged in two buildings with four units each. Plans call for each home to span roughly 3,500 square feet across four levels and include an elevator, four bedrooms, four-and-a-half baths, a two-car garage, and rooftop terraces with skyline views. Listing agent Allen Snow said the phase “will set a new benchmark for luxury townhome living in Atlanta,” with prices expected to start in the $2 million range. Snow added that site work is already underway, vertical construction is scheduled for late summer, and sales are planned to open this fall, according to Urbanize Atlanta.

High-Rise Plans Still Taking Shape

The townhomes are just the opening act. The development team still intends to follow them with a for-sale condo tower on the site, although the tower’s design and unit count have shifted through multiple iterations. As detailed by Goode Van Slyke Architecture, one version of the plan pegs Veridian at roughly 155,000 square feet with an estimated $100 million budget and about 51 units across 18 floors. Other filings and reporting have pointed to a configuration with roughly 60-plus condos as the design advanced, per CRE 101.

How Veridian Fits Into Buckhead's Condo Mix

Buckhead has seen a modest but steady uptick in for-sale residential projects, and developers say Veridian is aiming squarely at that pool of buyers as new condo product in the neighborhood has moved quickly. Urbanize Atlanta noted nearby high-end developments such as Graydon and The Dillon and pointed out that Kolter Urban recently broke ground on Elyse Buckhead just a block away, giving Veridian some serious company in the local market.

Timeline And Sales

The developer is already taking registrations and plans to open a sales gallery near the site. Veridian’s website lists price bands and an interest list for early buyers while the team wraps up permits and other pre-construction work. As crews move toward vertical construction, the project is expected to roll out formal pricing, detailed unit layouts, and timing for the condo phase in the coming months, according to the developer’s online materials at Veridian Buckhead.
