
Related California is teaming up with Los Angeles-based McCourt Partners on a high-rise gamble at the edge of Jackson Square, where the two developers plan to put up The Jackson, a 41-story office-and-hotel tower at 530 Sansome Street. The project would replace San Francisco Fire Station No. 13 and bring new Class A office space, a five-star hotel and street-level restaurants to the block. Related says it has secured entitlements and the new partners now want to push the tower from the design phase into leasing and financing.
Connect Commercial Real Estate reported that Related announced the joint venture today and quoted Jordan Lang, president of McCourt Partners, saying, "San Francisco is at an inflection point, and 530 Sansome is an investment in its future." According to Connect Commercial Real Estate, McCourt will take an equity stake in the project, although the size and specific terms of that investment were not disclosed.

As reported by the San Francisco Chronicle, The Jackson is designed with roughly 24 floors of office space, about 390,000 square feet, stacked above an 11-floor, 200-room five-star hotel, with retail and restaurants at the base of the tower. The San Francisco Chronicle notes that even with entitlements in hand, Related still needs to secure construction financing and land substantial pre-leasing before any shovels hit the ground.

According to the San Francisco Board of Supervisors' meeting record, supervisors approved a package of ordinances that created a 530 Sansome Mixed-Use Tower and Fire Station Special Use District and signed off on a development agreement and related incentive package for the project. The city's planning materials describe a standalone, four-story replacement Fire Station 13 at 447 Battery Street that Related would build as part of the public-private deal, along with streetscape and merchant-street improvements detailed in planning filings.

Project backers say McCourt brings capital and development experience that can help bridge the gap between entitlement and actual construction.
