
Memphis seniors who have been waiting for new affordable housing in Frayser are getting their shot, but the clock is already ticking. The Memphis Housing Authority has opened a brief waitlist period for Peach Tree Senior Living, a newly completed senior community at 3200 Steele Street, for residents 55 and older. The waitlist shuts down Friday, April 17, 2026, at 5 p.m., giving eligible households only a few days to get in line.
According to Action News 5, signing up for the waitlist is straightforward and calls only for basic personal and contact information. It is not a full application and does not guarantee housing assistance. Memphis Housing Authority officials are directing interested seniors to the agency’s tenant portal to add their names.
What Peach Tree Will Offer
Developer The Works, Inc. and co-developer ComCap Partners report that Peach Tree will bring 79 affordable apartments to Frayser, including 76 one-bedroom units and three two-bedroom units. Planned amenities include a community room, computer center, on-site clinic, beauty and barber shop, fitness room and outdoor space. The Works notes that the property will offer high-speed internet and that utilities will be included in the rent.
The project carries an estimated $21.1 million price tag. It is being funded through low-income housing tax credit equity, $5 million from the Memphis Affordable Housing Trust Fund and other state and private sources, and it benefits from a payment-in-lieu-of-taxes agreement and a Housing Assistance Payment contract administered through the Memphis Housing Authority.
Who Qualifies And How To Apply
As reported by Action News 5, the income cap to qualify for a one-bedroom unit is $38,000 or less, while the cap for a two-bedroom is $43,000 or less. The development is restricted to adults 55 and older. Prospective residents only need to submit basic contact details to join the list, and being on the waitlist does not guarantee a unit or any form of housing assistance.
Seniors who meet the income and age requirements are being urged to log in to the Memphis Housing Authority tenant portal and add their names before the April 17 cutoff.
