Construction has wrapped on a 31-story residential tower at the corner of Prince and Tillary Streets in Downtown Brooklyn, bringing 465 new rental apartments to the neighborhood. Roughly 120 of those homes are set aside as affordable units, alongside ground-floor retail space and a long list of amenities clearly aimed at the modern, convenience-obsessed renter.
According to New York YIMBY, the 436,600-square-foot project, designed by Aufgang Architects and developed by Maddd Equities, now stands fully enclosed in a facade of floor-to-ceiling windows and charcoal-hued metal paneling with gold vertical accent beams. The outlet reports that the tower delivers 465 rental units and about 4,000 square feet of ground-floor retail space, with the main entrance tucked beneath a canopy along the Prince Street side.
Apartment Features And Building Perks
Inside, apartments come with in-unit washers and dryers, energy-efficient appliances, air conditioning and name-brand kitchen finishes, as reported by 6sqft. Residents also get access to a fitness center, two rooftop terraces with outdoor kitchens, lounges, coworking space, bike storage and a pickleball court. The building includes a ground-floor outdoor area next to the main lobby and enclosed bike parking for commuters, lining up neatly with the broader trend of amenity-heavy rentals across Downtown Brooklyn.
Financing And How It Came Together
Maddd Equities and Joy Construction secured a $143 million construction loan in 2023 from Valley National Bank, Metropolitan Commercial Bank and Bank Leumi, according to PincusCo. The site's ground lease changed hands for roughly $33.2 million in 2021, a transaction also logged by PincusCo, after the development team had purchased the lot itself for about $30 million in 2018, per The Real Deal. Public records and reporting indicate the team also assembled roughly 180,000 square feet of air rights from nearby properties to expand the project's allowable size.
Where It Sits And Transit
The building occupies an L-shaped, 19,500-square-foot parcel with frontages on both Prince and Tillary Streets, just north of the DeKalb Avenue subway station. New York YIMBY notes that DeKalb serves the B, Q and R trains, giving residents quick access to Downtown Brooklyn and Manhattan.
