Free parking at Canyons Village is about to become a lot harder to find. Park City Mountain will start charging for most day-use garage parking at the Canyons base next winter, as the new five-story structure, built where the Cabriolet surface lot once sat, replaces one of the resort’s last heavily used free options. Resort officials say some free carpool spots and free afternoon parking will survive, but the finer points on passes and reservations are still to come.

How much and when

Once the full five-story garage is open for the 2026-27 season, Park City Mountain is planning to charge $29 per vehicle for anyone parking before noon, with parking free after 12 p.m., according to KPCW. The resort brought the first two levels online for the 2025-26 season and says the completed structure will consolidate roughly 1,800 to 1,840 spaces under cover. An internal email to employees, obtained by local reporters, also mentioned a "Canyons Village Winter Season Parking Pass," and The Salt Lake Tribune first reported the broader policy shift.

Where free parking will remain

Not every space is going on the meter. Some surface stalls along the edges of the new garage and in Lots 1 through 3 are expected to stay free, and Lot 4 near the Upper Village will be paid for early arrivals but free after noon, according to the Park Record. The Park Record also reports that vehicles carrying four or more people will qualify for free carpool parking at any time, and the resort says employees will continue to have set-aside free spaces. Drivers are being nudged toward Park City’s park-and-ride lots and the free bus network instead of pulling directly into the base area.

Part of a bigger buildout

The parking shakeup is one piece of a multi-year overhaul of the Canyons base. That plan includes swapping out the Cabriolet for a new 10-person gondola and layering in other infrastructure upgrades, projects detailed in Vail Resorts’ capital disclosures. Vail’s filings describe the Canyons Village Parking Garage as a covered facility with more than 1,800 stalls, delivered by the base-area master developer, and say the buildout is aimed at smoothing guest access and cutting congestion on Highway 224.

Community response and traffic impacts

Locals are split on whether this is smart planning or just another hit to everyday skiers. Some residents and nearby businesses worry the projects emphasize more visitor traffic and real estate over community needs, while others like the idea of a cleaner arrival experience and fewer sprawling surface lots. Traffic data cited by KPCW showed that congestion around Mountain Village eased after paid parking and reservations rolled out there in the 2022-23 season, a result officials say influenced the new Canyons policy.

What to do before next winter

For now, Park City Mountain’s parking page lays out current park-and-ride and transit options and notes that the detailed rules for the Canyons garage will be set as the project moves into later phases, according to Park City Mountain. Resort staff says more specifics, including how much a season pass will cost and whether reservations will be required, are expected this summer. Drivers eyeing next winter’s powder days are being urged to follow the resort’s updates and start thinking about carpools or hopping on the bus instead of banking on free spots at the base.
