Meliá Residences Miami, the Spanish hotel brand’s first hotel-branded residential concept in North America, has officially topped off in Brickell, hitting its final height on May 21 and sliding into the all-important finishes phase. The mid-rise condo-hotel is being pitched as a wellness-focused, boutique counterpoint to Brickell’s ever-taller skyline, and developers say buyers are coming from both Miami and abroad. With the structure now complete, crews are shifting to exterior and interior fit-outs, amenity construction and landscaping.
As reported by Florida YIMBY, Urban Network Capital Group, Meliá Hotels & Resorts and Concepto Capital Group marked the milestone with a ceremonial top-off on May 21. In a press release via EIN Presswire, the team said the project is backed by a $30 million construction loan arranged by Concord Summit Capital as work turns toward finishes and sales execution.
Site history and financing
The project started life as Visions at Brickell Station and sits on an assemblage of parcels in the 1120 to 1136 Southwest Third Avenue block, according to reporting by The Real Deal. That coverage tracks the site’s acquisition and earlier financing rounds and details how the development has been repositioned and rebranded under the Meliá flag as lender support and presales have evolved.
Design, units and hotel services
Hotel Management and project materials state that the building will deliver roughly 110 fully furnished, turnkey residences. Public spaces and amenity areas are being created by Adriana Hoyos Design Studio, with residence interiors by Concepto Taller de Arquitectura. The overall program leans into wellness and hospitality, with pools and outdoor terraces, fitness and relaxation spaces, coworking lounges and concierge services, plus an optional professionally managed hotel rental program for owners.
Where it fits in Brickell
Brickell keeps stacking up ultra-tall towers alongside smaller branded offerings, and the mix is reshaping what buyers expect from downtown living. Coverage from record-setting sky tower openings and other local reporting shows how boutique, service-oriented projects like Meliá are being positioned between the neighborhood’s megaprojects and its newer mid-rise options.
Next steps and timeline
Marketing materials and project listings indicate that the development is targeting delivery in 2027, with units sold as move-in ready products that include curated furnishings and finishes. As the team moves from structure to details, brokers say the compact, branded model is aimed at pied-à-terre buyers and investors looking for turnkey ownership in central Brickell, according to project listings on developer pages and industry platforms.
