
Una Residences, the 47-story waterfront condominium at 175 SE 25th Road in Brickell, has cleared its last big hurdle. With a temporary certificate of occupancy now in hand, the yacht-inspired tower is officially open for closings and resident move-ins, bringing 129 condominium homes to South Brickell with the vast majority already spoken for.
City Signs Off, Keys Ready To Change Hands
The City of Miami issued a temporary certificate of occupancy on Feb. 26, 2026, giving the development team the green light to start closing on units and welcoming residents, according to Florida YIMBY. That sign-off is the final administrative step before owners can get their keys and begin moving into the building.
Penthouses Smash Brickell Price Ceiling
At the very top of the tower, two tri-level penthouses have already made their mark on the local market. Each traded for $17.75 million, setting a new high-water mark for the Brickell submarket. The triplex residences span roughly 7,089 square feet of interior space plus about 2,871 square feet of outdoor terraces and rooftop areas, and each includes dual private pools, a summer kitchen, a sauna and a steam room, according to Mansion Global.
Most Units Sold, With a Handful of Pricey Homes Left
The project delivered 129 residences, with more than 90 percent of them sold before completion, Florida YIMBY reports. The remaining inventory is priced from about $6.2 million to $10.8 million. In a joint statement, Vlad Doronin and Jonathan Goldstein said, “Reaching this stage reflects years of intention behind every element of the building.”
Design and Amenities Lean Into the Waterfront Lifestyle
Designed by Adrian Smith + Gordon Gill, Una’s architecture leans into its bayfront site with floor-to-ceiling glazing, expansive terraces and a sculptural, yacht-inspired silhouette. Project materials and developer information describe an amenity package that includes three swimming pools with poolside services, a children’s splash pad and playroom, a media lounge, a spa with steam facilities, and a fitness center with yoga and personal training, per OKO Group.
First New Waterfront Tower in a Decade
Una is the first new waterfront residential tower to deliver in Brickell in more than ten years, a milestone that highlights just how scarce developable waterfront land has become in the neighborhood. The project joins other high-profile OKO Group and Cain International developments that are reshaping Miami’s skyline, including the recently completed 830 Brickell office tower, according to Cain International.
Closings and move-ins are expected to roll out over the coming days and weeks as the sales team and building staff complete final handovers. With the TCO issued and units ready for occupancy, early buyers can now take possession of their homes in what developers have positioned as a high-end waterfront offering in South Brickell.
