The tower will climb 20 stories and include 194 residences with floor plates ranging from about 1,400 square feet to more than 4,000 square feet, along with terraces up to 12 feet deep, according to Urbanize Atlanta. Plans call for more than 63,000 square feet of indoor and outdoor amenities, including a heated pool with cabanas, a pickleball court, a theater and dedicated wellness spaces. The project is targeting completion sometime between late 2028 and early 2029.

Prices for Elyse Buckhead residences start at about $1 million, with early contracts totaling roughly $60 million around the time construction kicked off, per Multi-Housing News. Atlanta Fine Homes Sotheby’s International Realty is serving as the exclusive sales partner for the project, according to Atlanta Agent Magazine.

Developers and brokers say Elyse is arriving in a tight market for for-sale condos in Buckhead, where resale units still dominate and potential new high-rise condo sites remain scarce. Kolter’s earlier Buckhead projects, Graydon and The Dillon, both posted strong early demand and sellouts, a track record local observers cite as one reason buyers are moving quickly on Elyse, according to Urbanize Atlanta.

“Atlanta has consistently been a strong and important market for Kolter Urban,” Aaron Taulbee said in comments published by Atlanta Agent Magazine. With demolition and site work already underway, Kolter expects to shift into vertical construction in the coming months and is aiming for turnover by late 2028, according to the developer.
