OKO Group has pulled back the curtain on LILLI, a planned 53-story waterfront condominium at 717 NE 27th Street in Miami's Edgewater neighborhood. The project would replace an existing six-story residential building and, if built as currently drawn, climb to roughly 649 feet with 117 luxury residences.

The developer behind the proposal is OKO Group, led by Vlad Doronin, with a portfolio that already includes Missoni Baia, Una Residences and Aman New York, according to the company's website. LILLI is the latest move in OKO's recent push in Miami, a run of projects that has helped reshape the skylines of both Edgewater and Brickell.

Design and residences

Renderings show a slender, curving tower by Adrian Smith + Gordon Gill Architecture, with homes ranging from one-bedroom layouts to penthouses approaching 7,000 square feet. The 53-story scheme would total about 360,679 square feet on a 0.527-acre bayfront parcel, with ceiling heights up to 12 feet and interiors featuring custom millwork, marble finishes, Gaggenau appliances, floor-to-ceiling glass and oversized private terraces. Amenities are organized around four "living pillars" and include a waterfront garden, infrared saunas, cold plunge pools, treatment rooms, a movement studio, a rooftop saltwater pool and a dedicated lifestyle and wellness director, according to Florida YIMBY.

Site, ownership and permits

County records list 720 NE Street Propco LLC as the owner of the site and show the parcel was acquired in November 2016 for about $54 million, per Miami-Dade property records. State corporate filings identify Francis H. Scola III as a manager of the Delaware-registered entity, reinforcing the OKO-affiliated ownership structure, according to the Florida Division of Corporations.

Where LILLI fits in Edgewater

Edgewater has been steadily transformed by high-end towers, and LILLI would occupy one of the neighborhood's last undeveloped bayfront parcels. The proposal arrives as OKO Group faces legal fights tied to nearby Missoni Baia, including a condo association suit and a separate developer lawsuit against insurers over construction losses, developments that have added extra scrutiny to new projects, according to condo owners taking the developer to court and Bisnow.

Permits and next steps

Florida YIMBY reports that OKO filed FAA permits for the site in May 2023, a standard step for a tower of this height, but the developer has not yet released a public construction timeline. The project still needs municipal approvals, detailed permitting and likely community review before sales or a groundbreaking can get underway.

Renderings credit Darcstudio, and the design echoes elements of AS+GG's Una Residences in Brickell, but for now LILLI remains on paper. Expect planning filings, public meetings and permit reviews to determine whether this Edgewater high-rise moves from glossy renderings to active construction.
