
Greenwood Village is not ready to let a key Denver Tech Center project die just yet. On Monday, the City Council granted Granite Properties a three-year extension to start work on a planned 12-story office tower, keeping entitlements from expiring this summer and preserving a roughly 325,000-square-foot project at 6430 S. Fiddlers Green Circle while the developer keeps hunting for an anchor tenant and construction financing.
The council voted unanimously in favor of the extension after Granite representatives said they needed more time to market the building and secure a lead tenant. As reported by BusinessDen, the three-year reprieve preserves approvals tied to the project and pushes the deadline for starting work beyond summer 2026.
"Lenders will not provide capital to break ground without a tenant," Granite managing director Stephanie Lawrence told BusinessDen, adding that the company expects it may need about 12 to 18 months to land that key commitment. Council member Tom Stahl called the request reasonable during deliberations, and councilors ultimately lined up behind the extension.
Where the tower would rise
The planned tower would go up at 6430 S. Fiddlers Green Circle, immediately east of Granite's existing High Pointe building in the Denver Tech Center. With entitlements extended, Granite plans to keep marketing the site to potential tenants while monitoring lending conditions and suburban leasing momentum. If the firm secures a lead tenant and lender support within the roughly 12- to 18-month window it outlined, the next step would be demolition of the existing surface and garage structure, followed by pursuing construction under the city's existing approvals.
