Miramar Mayor Wayne Messam told the crowd the partnership with Sunbeam has been "amazing" and said the project helps "complete the city," the station reports. Ansin added that the team sees Miramar Cove as a regional draw, expecting visitors from across Dade and northern Broward.

Project partner Stiles lists the community as including 2,874 residential units, including townhomes, along with 400,000 square feet of retail, 125,000 square feet of office space and a 185-key hotel. Developer materials describe a single, master-planned community wrapped around the water, with extensive amenities tied to the cove.

The site sits at Red Road and Miramar Parkway, one block from the Florida Turnpike, according to Miramar News. The City of Miramar reports the plan won city approval in 2024. Timeline, jobs and the build

WSVN reports that Stiles Construction is serving as the project's builder and is already mobilized on site. Stiles Construction Vice President Robert Fernandez told the station the company has "almost 80 people touching this project" right now and expects that number to ramp up to about 1,200 workers a day as construction intensifies.

Leasing materials from Katz & Associates show a grand opening window in late 2028, with retailers able to take possession of space beginning in the fourth quarter of 2027 as different phases come online.

Master planners and landscape architects describe Miramar Cove as an inland "urban oasis" packed with water features, parks and open space, according to LandDesign. The plan includes a two-mile multi-use trail that is intended to link neighborhoods and public spaces around the cove.

LandDesign also highlights native planting zones, wetland preservation and stormwater strategies that are designed to support local ecology while doubling as recreational areas along the water.

City officials and developers say Miramar Cove is expected to complement the nearby Miramar Park of Commerce, bringing new jobs and shoppers to the area.
