Advocates, a MetroWest nonprofit known for its behavioral-health and community services, is packing up its headquarters in Framingham and heading a few exits up the highway. The organization has signed a roughly 95,000-square-foot lease to relocate its administrative hub to 251 Locke Drive in Marlborough, the three-story office complex locals know as InterLocke. The move, expected to take effect this fall, ranks among the larger suburban nonprofit office leases announced in the region this year.
According to the Boston Business Journal, Advocates is shifting its headquarters from Framingham to the Marlborough property off Interstate 495 and is taking down close to 95,000 square feet in the process. Boston Business Journal first detailed the deal, including the address and scope of the lease, in a May 14, 2026 report.
Lease details and the building
Commercial Property Executive reports that Advocates has committed to 95,182 square feet within the 160,649-square-foot building at 251 Locke Drive. The outlet notes that Boston Andes Capital owns the property, JLL represented the ownership, Avison Young worked on behalf of Advocates and Related Beal is handling leasing. The coverage also pegs the lease term at roughly 10 years and eight months and says Advocates is expected to move in this fall, according to a Related Beal representative.
Advocates' local footprint
Advocates already has a strong presence across MetroWest and currently lists an administrative office in Framingham along with several clinics in the region. The organization identifies its Administrative Office at 1881 Worcester Road in Framingham and operates a Behavioral Health Urgent Care in Marlborough at 340 Maple Street. Advocates outlines its clinics, residential programs and crisis services across the area in its location directory, underscoring that the headquarters shift will land in territory it already knows well.

ConnectCRE reported that Related Beal said the lease brings 251 Locke Drive to full occupancy, with Related Beal EVP Steve Faber describing the transaction as a vote of confidence in the property. Commercial Property Executive places the deal in the context of a shifting suburban office market and cites Yardi Matrix data showing recent movement in Boston-area listing rates and vacancy. Together, the reports highlight that demand from nontraditional office users, including large health and human-services organizations, is still very much alive for well-located suburban space.
Advocates is slated to take up residence at the Marlborough headquarters this fall as it finishes build-out and works through transition logistics. More detailed information on tenant improvements, staffing plans and the exact move schedule is expected as the nonprofit gets closer to making the relocation official.
