As reported by CoStar News, the Advocate Health subsidiary paid more than $23 million for the property. Developers who bought the empty LA Fitness less than two years ago completed the medical conversion, then brought the finished product to market for the health system.

The state's permitting records and the developer's own project page spell out how extensive that work was. The Illinois Health Facilities and Services Review Board filings describe the effort as the Advocate Cardiovascular ASTC & Outpatient Center (Project 24-008), with a project budget of $52,208,999 and a targeted completion date of May 1, 2026. On its project page, HSG Medical says developers invested roughly $38 million in the fit-out and pegs the building size at about 42,438 square feet.

Big-box to outpatient: why systems are buying

Health systems are steadily shifting more procedures into outpatient settings, where lower costs and easier access make smaller, freestanding facilities attractive. National analyses from industry outlet Building Design + Construction note that ambulatory surgery centers and outpatient clinics have been expanding quickly, making it economical to remake large retail footprints into medical space in growing suburbs.

Developers and brokers

HSG Medical, the development arm of Hubbard Street Group, and Capital Healthcare Partners led the conversion, according to the developer's project page. Coverage of the transaction also credits capital markets and transaction professionals at CBRE and JLL with assisting on the deal, per CoStar News.

Public property listings show the site spans roughly 5.08 acres in DuPage County and carries commercial zoning. LoopNet details the parcel and site statistics, while job postings tied to the new Naperville surgery center, including roles titled “Cardiovascular Technologist” at “Naperville Freedom Drive ASC,” have appeared on Indeed. The sale caps a fast-turn redevelopment and gives Advocate Health direct control of a suburban outpatient asset that developers pushed from empty big-box to active medical hub on a tight timeline.
