Co-owners say the downtown address won them over with its exposed brick, big street-facing windows and walkable access to Quincy Market. “When we walked into it, we felt like, ‘This feels like Harvard Book Store,’” co-owner Jeffrey Mayersohn said in the announcement, adding that the Cambridge flagship is not going anywhere, as reported by The Boston Globe.

The new space is at 33 Union Street inside the Yankee Publishing Building, a five-story property a short walk from both Faneuil Hall and Quincy Market. Marketing materials describe typical floorplates in the mid-5,000-square-foot range and show that the ground floor has historically hosted restaurants and retail, according to LoopNet.

The Boston shop is set to span roughly 5,000 square feet, with about 3,500 square feet dedicated to books and around 1,500 square feet carved out for a café and seating area. Plans call for a children’s corner and a steady lineup of events, some of which could include wine service.

Trinity Building & Construction Management is overseeing the buildout and RODE Architects is handling the design, with the team targeting an opening this fall, according to The Boston Globe.

From the Pru plan to a downtown spot

The Union Street project comes on the heels of a much bigger plan that never materialized. In 2022, Harvard Book Store announced a large expansion into the Prudential Center, then pulled the plug in 2024 amid supply-chain snarls and rising construction costs. Scrapping that deal sent the owners back to the drawing board in search of a smaller, more manageable footprint, as reported by Boston.com.

What this could mean for downtown

City officials and property managers have been talking about shaking up the Faneuil Hall area to bring in more locally focused retail to complement the heavy tourist traffic.
