Canopy Row is one of the residential components of The Parks at Walter Reed master plan, led by Hines, Urban Atlantic, and Triden, which has guided much of the campus conversion over the past decade, according to Hines. The plan combines adaptive reuse of historic hospital buildings with new construction to bring housing, retail, and park space to the stretch along Georgia Avenue and the area near Rock Creek Park.

The Bowser administration says Canopy Row "advances the District’s efforts to increase housing supply and expand pathways to homeownership," and officials highlighted the townhome phase as a way to deliver family-sized units close to transit, according to the Deputy Mayor for Planning and Economic Development. City materials do not include a detailed construction timeline in the release, and DMPED said updates will be shared through the project pipeline and partner communications.
