
Music City money is lining up to take over one of River North’s most recognizable corners.
Nashville entertainment investor Josh Joseph is under contract to buy the former Hard Rock Cafe building at 63 W. Ontario, handing the high-profile site to a developer best known for venue-driven projects, according to CoStar.
Joseph, a principal at Frontline Real Estate Partners, has a contract to acquire the property at Ontario and Clark. The listing identifies JLL managing director Peter Caruso as a contact, but so far there is no public purchase price and no disclosed closing date.
Hard Rock’s River North Run Ended in 2025
The Hard Rock Cafe shut its River North doors on March 29, 2025, wrapping up nearly 40 years in the neighborhood and drawing fans for a last round of selfies in front of the massive neon “Flying V” guitar, the Chicago Sun-Times reported.
Axios noted a company statement saying Hard Rock would provide outplacement support for affected team members, a corporate attempt to soften the blow as the guitars went quiet.
Buyer Brings Entertainment Playbook
Joseph is listed as a principal of Frontline Real Estate Partners and a founder of Big Plan Holdings, which outlines his real estate and hospitality ventures on its Big Plan Holdings site. Profiles and interviews, including a recent feature on The Matthews Mentality Podcast, describe a track record of venue projects with high-profile partners.
That background helps explain why investor eyes are on this particular corner. A former Hard Rock is not exactly a sleepy strip mall.
River North Corner Still a Hot Ticket
Prime River North real estate has stayed on buyers’ wish lists as urban retail and entertainment slowly claw back from the pandemic slump. JLL’s retail team has highlighted improving foot traffic and return-to-office trends that are pulling investors back toward dense, high-visibility urban corners.
In that context, 63 W. Ontario checks a lot of boxes: history, signage that everyone knows, and the kind of location that still turns heads from cars, cabs, and rideshares.
What’s Next
For now, the deal is still in the “under contract” phase. CoStar reports that Joseph has the property under contract but has not laid out specific plans for the building.
No formal redevelopment filings have surfaced yet, and there have been no public announcements about future uses or branding. The next clues are likely to show up in city permit or zoning applications or in a direct statement from Joseph, Frontline or JLL spelling out what is coming, when, and whether any of the site’s rock-and-roll identity will survive the remix.
