Quill, the Staples-owned office-supplies unit, is not going anywhere. The company has renewed a major lease at Tri State Lincolnshire, keeping its operations planted in the northern Chicago suburbs and giving local officials a concrete win in a choppy office market.

According to CoStar Research, Quill signed a renewal for 61,518 square feet at Tri State Lincolnshire. Campus owner and manager Bradford Allen described the deal as a roughly 60,000 square foot renewal in a June press release.

Landlord's renovation bet

Bradford Allen reports it has put more than $30 million into upgrades at the five-building campus since acquiring it. The work includes revamped lobbies, new conference and fitness amenities, and mechanical improvements aimed at modernizing the offices for current tenant expectations. "The decision by an office supply company to renew its commitment to physical space is itself a vote of confidence for the office market’s trajectory," Dan Fernitz said in a press release via Bradford Allen.

Quill's local roots

Quill relocated to Tri State Lincolnshire in 2023 after selling its former headquarters, and village staff say the company has been based in Lincolnshire for decades. The Tri State Lincolnshire website describes the property as a five-building, roughly 560,000 square foot campus with on-site conference facilities, a full-service café and outdoor space that supports hybrid work setups.

What it signals for the suburbs

Analysts and brokers have framed Quill's decision as a sign that renovated suburban campuses can still attract sizable tenants when owners invest in amenities and dependable infrastructure. As reported by CRE MarketBeat, suburban Chicago's annual net absorption improved to negative 179,000 square feet at the end of 2025 from negative 1.3 million square feet in 2024, a data point landlords are quick to cite when marketing upgraded office space.

For Lincolnshire officials and the property team, Quill's renewal brings a measure of stability as companies continue to fine-tune return-to-office plans. Bradford Allen presented the deal as part of a larger push to keep suburban offices competitive, according to ConnectCRE, and village staff had previously highlighted Quill's 2023 move into the campus.
