An oceanfront unit in the Four Seasons Residences at The Surf Club in Surfside quietly turned into a jackpot late last month, selling for roughly $27.3 million, more than double what its owner paid when the building opened. County records list the seller as Todd Green, a New York-based financial executive. The corner residence N-721 spans about 5,321 square feet, with extensive wraparound terraces and more than 60 feet of direct ocean frontage.
Public records and listing data show the unit closed on May 29 for exactly $27,319,500 after being listed at $31.5 million, according to Redfin. The listing notes four bedrooms and four bathrooms, with monthly HOA dues near $20,157, and shows the property spent about 157 days on the market under One Sotheby's International Realty.
Industry reporting identifies the seller as Todd Green, a senior managing director and portfolio manager at First Manhattan, who paid roughly $12.4 million for the unit when the Surf Club was completed in 2017, as detailed by The Real Deal. One Sotheby's agent Anna Sherrill told reporters that "as soon as something comes to market, as long as it's priced right and pretty, it's moving quickly," a sentiment brokers say helps explain the recent flurry of high-end deals.
Among May's Biggest Miami-Dade Closings
The sale ranked among Miami-Dade County's top five closings in May, according to a market roundup from Homes.com, which noted the unit closed for about $27.3 million and highlighted how many high-end condos traded near or below ask last month. That roundup placed the Surf Club deal alongside several other waterfront flips and luxury resales that underscore continued demand for turnkey properties.
Why Buyers Are Still Circling Surf Club
Brokers and market watchers point to the Surf Club's hotel services, architectural pedigree, and limited inventory as reasons buyers keep paying premium prices, an observation highlighted in The Real Deal. The unit's rare features, including a tandem garage and expansive outdoor terraces, helped it stand out to well-heeled buyers willing to pay top dollar.
Anna Sherrill and Eric Johnson of One Sotheby's International Realty represented the seller, while Devin Kay of Douglas Elliman represented the buyer, per listing records and brokerage disclosures.
