
A sleek, design-forward citizenM hotel is on its way to Georgetown, bringing a roughly 230-room conversion that will turn a longtime waterfront warehouse into a tech-forward crash pad with modern public spaces. The youth-oriented brand is planting its flag in one of the city’s most historic retail corridors, right where tourists, students and power shoppers all collide.
The seven-story project will take over the block at 3401 Water Street, also listed as 3401 K St. NW, and is slated to deliver about 228 guest rooms, according to Donohoe. A property listing from Marriott also uses the K Street address and contact information, positioning the hotel squarely in the heart of Georgetown’s shopping strip.
Zoning Deal Clears The Lane
The Board of Zoning Adjustment signed off on a special-exception request that lets the project skip the usual on-site parking requirements, as long as the developer locks in 17 off-site spaces within a half-mile and follows a transportation demand-management and loading plan, the BZA record shows. The board also required a memorandum of agreement with ANC 2E to spell out how the hotel will handle drop-offs and deliveries so nearby blocks are not overwhelmed.
Marriott’s CitizenM Play
Marriott completed its purchase of the citizenM brand in 2025, expanding its lifestyle portfolio, according to Marriott. CoStar reports the Georgetown project will be the first citizenM to debut since that deal, a milestone that folds the brand into Marriott’s booking systems and loyalty program.
Who Is Banking It And Who Will Run It
Financing for the conversion includes a $42 million C-PACE construction loan, and Bisnow reports that Another Star secured the funding and will operate the hotel under the Marriott Bonvoy umbrella. The deal also reserves roughly 2,600 square feet of street-level retail space.
Warehouse Makeover And Georgetown Fit
Developers plan to keep the existing two-story warehouse as the base and stack a five-story addition on top to create the full seven-story hotel, a configuration that went before the Old Georgetown Board for design review, The Georgetown Dish reported. Donohoe lists Baskervill as the project architect and puts the total size at about 86,000 square feet.
What’s Next For The Block
Company filings and zoning testimony initially targeted a first-quarter 2026 opening, but the developer still has to finalize off-site parking deals and complete the Transportation Demand Management plan before the city will issue a certificate of occupancy, the BZA record notes. Neighbors and the Georgetown Business Improvement District have said they plan to keep a close eye on how the hotel operates once guests start rolling in.
