
South Overland Park’s Bluhawk development is quietly turning into a retail arms race. On Wednesday, the project rolled out a fresh slate of eight new tenants scheduled to arrive between 2026 and 2027, and teased that more are in the pipeline. Headlining the list is a planned L.L.Bean store that Bluhawk says will be the only Kansas City location when it opens next summer, a regional get for a mixed-use center that already features national brands and a new on-site hotel.
According to KCTV, the newest batch of tenants includes L.L.Bean, slated for Summer 2027, along with Spavia Day Spa and JETSET Pilates arriving in Summer 2026. On the food and services side, Bluhawk’s announcement lists Chicken Salad Chick, Brookside Barkery & Bath, Amorino, Everbowl and Bruú Café. KCTV reports that Bluhawk supplied the new rendering and tenant lineup with its rollout, and notes that L.L.Bean previously closed a Leawood location in 2024. The station frames the move as part of Bluhawk’s next big wave of retail growth ahead of a broader buildout.
Some of the action is already happening on the ground. A roughly 14,000 square foot Barnes & Noble opened at Bluhawk last August, per Barnes & Noble, and J.Crew Factory now lists a Bluhawk outlet in its store locator. Recent local coverage confirms that Buckle is up and running at the center and that Swig and SaladWorks are serving customers nearby, according to the Johnson County Post. Local outlets have also highlighted wellness additions, including Sauna Studios and JETSET Pilates, as part of the project’s growing tenant mix.
Hotel On Site And Visitor Draw
Bluhawk is not just stacking stores, it is bedding down visitors too. A Holiday Inn Express by IHG began welcoming guests in May as the first of three planned hotels. In its announcement, the developer cast the hotel as a convenient base for sports visitors and pitched Bluhawk as a one stop place to compete, stay, dine and shop. Phase 2 And The Sports To Retail Strategy
Next up is Phase 2, which developers say will build on the AdventHealth Sports Park anchor by adding roughly 160,000 square feet of curated retail, dining and entertainment space, with openings targeted for Spring 2027.
