The publicly traded networking company has signed on to take an entire floor in a newly completed office tower at Maple Lawn, where it will become the building’s first corporate tenant and set up its global headquarters operations. The move instantly hands Maple Lawn a high-profile tech name as developers push Class-A office space in the suburbs.
As reported by the Baltimore Business Journal, Ciena has leased a full floor in the new tower inside the 605-acre Maple Lawn mixed-use community. St. John Properties, which owns and developed the building, confirmed the deal to the Business Journal, and developer officials said the company will establish headquarters operations in the space.
What’s Leased And Where
NAIOP Maryland reports that the lease covers roughly 28,132 square feet on the tower’s third floor, and Ciena plans to convert that entire floor into its new global headquarters. The trade group notes that Ciena is the first tenant to commit to the speculative Class-A tower at 8150 Maple Lawn Boulevard. Local brokers say landing a recognizable public company helps validate speculative office development in a market that has been favoring newer, amenity-rich space.

St. John Properties’ listing for 8150 Maple Lawn Boulevard describes an 86,143-square-foot building featuring tenant balconies, electric-vehicle charging stations, a rooftop solar array and LEED Gold certification. The tower was delivered on spec as part of the larger Maple Lawn master plan developed with Greenebaum Enterprises, and Ciena’s lease gives the project an anchor corporate occupant. St. John officials have also pointed to the site’s outdoor amenity areas and its proximity to Maple Lawn’s surrounding retail and housing.
Why This Matters Locally
Ciena still lists its principal executive offices at 7035 Ridge Road in Hanover in recent SEC filings, so the Maple Lawn lease represents a relocation of the company’s headquarters operations, according to the company’s Form 8-K. The deal highlights steady demand for upgraded suburban office product near major employment clusters and transportation corridors, and for local developers and officials, a large, publicly traded tenant committing to speculative space is a very visible sign of market confidence.
