Real estate heavyweight Prologis is pressing ahead with a roughly 270,000-square-foot build-to-suit in Northeast Portland that will serve as an aftermarket parts distribution center for Daimler Trucks. The facility will sit in the Columbia Boulevard industrial corridor near the airport and Interstate 5, adding yet another massive logistics building to a stretch long dominated by freight and manufacturing.
According to the Portland Business Journal, the project is being developed by Prologis and is marketed at about 270,000 square feet. The outlet reports that the deal highlights ongoing investor interest in Portland’s industrial market, particularly for large warehouses with quick access to the airport.
Project Details and Site
According to Prologis, the Broadmoor parcel at 3509 NE Columbia Boulevard is planned with a shell of approximately +/- 268,749 square feet on a 19.16-acre site. The layout calls for 50 dock doors, 96 trailer spaces and 225 auto parking stalls, plus a 36-foot clear height. The property fronts Columbia Boulevard and sits roughly three miles from Portland International Airport, positioning the site as a build-to-suit regional parts hub.
Why Daimler Picked Portland
In a June 26, 2025 press release, Daimler Truck North America said it was relocating parts distribution centers to improve West Coast coverage. The company also maintains major operations in Portland, including corporate support functions and a truck manufacturing plant, per its Daimler Truck North America locations information, which helps explain why a Columbia Boulevard hub fits neatly into its logistics strategy.
Local Impact and What Comes Next
The project adds another large footprint to Portland’s Columbia Boulevard logistics corridor and could translate into new warehouse and distribution jobs once the building opens. Prologis says it is the largest industrial property owner in Portland, with about 60 properties totaling roughly 7.5 million square feet, and it is marketing Broadmoor as a turnkey build-to-suit for major logistics tenants.
Developers will still need city permitting and infrastructure review before construction can begin, and no construction timetable has been announced yet. For now, Columbia Boulevard’s freight row is bracing for one more heavyweight in the lineup.
