
Kolter Group and Boston-based private equity firm Rockpoint are taking a big swing on Northlake Boulevard, rolling out plans for The Sutton, a five-story, 432-unit garden-style apartment community on the north side of the corridor in Palm Beach Gardens. The joint venture closed on roughly 17.5 acres for about $30.7 million and is eyeing a 2028 completion, with apartments ranging from studios to three-bedrooms and a marketing push built around a full slate of amenities.
Big joint venture, big footprint
The partners are positioning The Sutton as a sizable suburban rental play, with surface parking and a mix of studio, one-, two- and three-bedroom units spread across five stories, according to a press release from Rockpoint. "We're excited to enter this partnership with the Kolter team to develop this unique property," the release said, pointing to the site’s convenient access to I‑95 and the Florida Turnpike as a key selling point.
Debt deal and 2028 target
To get the project off the ground, the joint venture lined up about $107.8 million in construction financing from PNC Bank, according to The Real Deal. That reporting also notes the partners closed on the land earlier this month and are aiming to deliver the community in 2028, giving them a multi-year runway to move from raw dirt to finished apartments.
Amenities built for lingering, not just living
Inside the units, finishes will lean toward the polished-rental look: quartz countertops, stainless-steel appliances and luxury vinyl plank flooring, according to Rockpoint. Outside the front door, residents are slated to get a resort-style pool, co-working rooms, a maker’s studio, a dog park and a children’s playground, all packaged as part of the community’s amenity mix in the developers’ public materials.
From mobile-home park to multifamily play
The shift on the site is dramatic. The partners paid about $30.67 million for the roughly 17.5-acre property, according to Florida YIMBY. Industry coverage notes the land previously housed the Hilltop Gardens mobile-home park, placing The Sutton just north of the intersection of Congress Avenue and Northlake Boulevard, per The Real Deal.
Why Kolter and Rockpoint are betting here
For Kolter, The Sutton is not a one-off. The project is part of a broader pipeline of Alton-branded, garden-style rental communities the firm is rolling out across Florida as it expands its multifamily footprint, according to the South Florida Business Journal. That reporting notes the developers are targeting suburban, garden-style properties in areas where newer rental product is in demand.
What happens next on Northlake
With the land now in hand and a sizable construction loan secured, the joint venture is expected to move into permitting, site work and then vertical construction, all with an eye on a 2028 delivery. City approvals and construction timing could still shift, but the partners now have both the dirt and the debt they need to push The Sutton into the build phase.
