Foothills Mall in Maryville is lining up one new tenant and one still-very-much-maybe retail project: Crunch Fitness is coming to the shopping center, while a Tractor Supply proposal has cleared an early zoning hurdle. The two projects would add a large indoor gym and a farm-and-home retailer to a mall already in the middle of a tenant refresh.
On July 16, the Board of Zoning Appeals approved a special-exception request allowing plans to be drafted for a Tractor Supply store with an attached propane-storage unit. The roughly six-acre parcel sits between Ivy Ridge Lane and West Lamar Alexander Parkway, near Smoky View Church and Five Star Auto Sales, according to The Daily Times.
Crunch Fitness Is Listed As Coming Soon
The mall’s own directory lists Crunch Fitness as “Coming Soon,” giving the gym a more concrete status than the proposed Tractor Supply project. The new fitness operation is planned for an indoor space at the mall that currently houses Farmers Home Furniture.
Crunch is expected to operate from 5 a.m. to 11 p.m. Monday through Thursday, 5 a.m. to 10 p.m. Friday, and 7 a.m. to 7 p.m. on weekends. Project representative Jeff Jennings told The Daily Times that the facility plans to use sound-rated walls to limit disturbances, a small but notable detail for a gym that could be open before sunrise and well into the evening.
Tractor Supply Still Needs More Reviews
The BZA action does not authorize construction of the Tractor Supply store; it allows the applicant to continue drafting plans. The proposed site will still be subject to Planning Commission approval, and no site plan had been submitted when the matter came before the zoning board.
Development Services Director Donovan Day also said the plans do not include a connecting road onto Ivy Ridge Lane. For now, the Tractor Supply proposal is best understood as a project moving through the paperwork stage, while Crunch appears to be the closer-to-opening addition at Foothills Mall.
