
A new beverage company is planting a very large flag in Huntersville, taking over an entire modern industrial building in a corridor already crowded with logistics and manufacturing activity. Liquid Wizards has leased 315,896 square feet at 77 Beltway Industrial Park, giving the company room to make a serious regional move before it has publicly shared many details about what comes next.
Liquid Wizards has leased Building C at 77 Beltway Industrial Park, according to the Charlotte Business Journal. The rear-load building is the largest of the park’s three structures, while the overall development totals more than 1 million square feet.
Why Huntersville’s I-77 Corridor Keeps Winning Big Tenants
The property’s location is a major part of the pitch. Developer Strategic Capital Partners says 77 Beltway sits next to I-77 and I-485, with visibility from I-77 and access to roughly 109,000 vehicles a day, while the park is positioned between Lake Norman and Uptown Charlotte.
The first phase also has institutional heft behind it. Buildings A and C, totaling 821,409 square feet, were sold to Cabot Properties in 2024 in a forward transaction announced by JLL Capital Markets, setting the stage for the site to operate as a major piece of the region’s industrial inventory.
A Full-Building Lease Lands As Industrial Demand Holds Up
The Liquid Wizards deal arrives as Charlotte’s industrial market continues to absorb large blocks of modern space. Colliers reported that vacancy fell to 8.13% in the first quarter of 2026, while net absorption topped 1 million square feet for the third straight quarter and leasing in the 100,000-square-foot size range accelerated.
Colliers also said Class A properties captured most of the quarter’s leasing activity, a useful bit of context for a tenant choosing a new building near the region’s major highways. The market still has plenty of warehouse space in the pipeline, but large, well-located buildings remain the kind of real estate that can disappear quickly when a user is ready to scale.
Liquid Wizards Joins A Fresh Wave Of Beverage-Industry Expansion
The lease follows another major beverage-related industrial move in the Charlotte region. Hoodline recently covered Prime Beverage Group’s expansion into a massive Kannapolis facility, while CBRE’s second-quarter market figures highlighted that company’s full-building lease of roughly 934,000 square feet.
Taken together, the deals suggest beverage operators are becoming increasingly important industrial tenants around Charlotte, not just small production or distribution users tucked into leftover warehouse space. For landlords and developers, that means a sector built around liquids is creating some very solid demand for square footage.
What Has Not Been Announced Yet
Public details about Liquid Wizards’ product lineup, hiring plans, investment level and occupancy timeline were not included in the initial lease announcement. For now, the confirmed news is the footprint: a full 315,896-square-foot building in one of the Charlotte area’s most strategically connected industrial parks.
The company’s name may sound playful, but the real estate commitment is anything but small. Its arrival gives Huntersville another major industrial occupant and adds to the north Charlotte corridor’s growing reputation as a place where beverage and logistics businesses can find room to expand.
