Leander’s fast-growing Northline district is landing another recognizable name on its restaurant roster. Piada Italian Street Food is set to move into a 2,750-square-foot space at 516 E. San Gabriel Parkway, with state records pointing to a mid-summer construction start and a late-summer wrap on a roughly $500,000 interior buildout.
The fast-casual concept, known for pasta bowls, salads and Italian flatbread wraps, will slide into the mixed-use development’s restaurant lineup as Northline continues to fill in around its retail core.
According to Texas Department of Licensing and Regulation records for Architectural Barriers Project TABS2026023701, the Piada project is slated to begin interior work on July 24, 2026, with completion targeted for Sept. 1, 2026. The filing details a 2,750-square-foot interior renovation with an estimated $500,000 construction cost at Northline, lists ATX Northline Ltd. as the owner and names Martin Holland as the tenant contact. The developer will deliver the building shell, while design firm Fusion AE is on the hook for the interior layout.
As reported by Community Impact, the state filing effectively confirms the chain’s lease at Northline and spells out the menu lineup locals can expect at the Leander site, including pasta bowls, salads and the namesake piadas. The outlet also notes the restaurant’s position along San Gabriel Parkway in the project’s retail row, putting it in a prime spot for commuters and nearby residents.
Per Piada Italian Street Food press materials, the brand operates dozens of locations nationwide and has been speeding up its Texas expansion this year. The company points to tossed pastas, signature piadas and chopped salads as menu staples, backed up by sides like cannoli chips and Parmesan piada sticks that tend to show up when it opens in new markets. The format leans on counter ordering with dine-in and takeout options, the kind of fast-casual setup that tends to thrive in dense mixed-use corridors.
Northline's Growing Retail Core
As outlined by Northline Leander, the project is being built out as a 116-acre mixed-use "downtown" for Leander, with a blend of multifamily housing, townhomes, civic spaces and street-level retail. Developers have pitched the district as a hub for both commuters and new residents clustered around the 183A corridor.
Dropping a recognizable fast-casual name into the mix is exactly the kind of move that can juice daytime and evening foot traffic. With its lease at Northline, Piada is positioned to serve neighborhood regulars, office workers and pass-through drivers along San Gabriel Parkway who need a quick pasta or salad fix.
Other Central Texas Openings
Piada has also filed for a location at Pflugerville’s Stone Hill Town Center, signaling that the Leander move is part of a broader push into Austin’s northern suburbs. Announcements highlighted by Piada's newsroom show multiple Central Texas sites in different stages of permitting, suggesting local diners are likely to see more Piada signage pop up later this year and into 2027 if everything tracks with current plans.
Timeline And What To Watch
Per the registration with the Texas Department of Licensing and Regulation, interior construction in Leander is scheduled to kick off July 24, 2026, with the buildout expected to wrap by Sept. 1, 2026. Actual opening dates will still hinge on inspections and final tenant improvements once the shell is handed over.
The filing confirms that the developer will deliver the building shell while Piada completes the interior work, a split that can influence how quickly the restaurant moves from “under construction” to “now open” signs. We will be keeping an eye on permitting updates and visible site activity as those dates get closer and will report back as timelines firm up.
