Domus Brickell Park is officially open in Brickell, bringing a 12‑story, 171‑unit condo‑hotel that North Development pitches as a hospitality‑first alternative for both owners and short‑stay guests. The building combines fully furnished studios through two‑bedrooms with a hotel‑style amenity slate and an in‑house short‑term rental operation. According to the developers, the design and back‑of‑house systems are built around resilience, managed services and low‑friction hosting for owners who want flexibility.
The project at 1611 SW 2nd Avenue is the first completed property in North Development’s Domus portfolio, with architecture by Zyscovich Architects and interiors by Urban Robot Associates, as reported by Florida YIMBY. Residences range from roughly 330 to 975 square feet and are delivered fully furnished, with hard flooring, private balconies, quartz countertops, kitchenettes and keyless smart locks. “Domus Brickell Park was designed with the ownership and guest experience at the center of every decision,” founding partner Ricardo Dunin told the outlet.
Lobby, Ludlow And The Short‑Stay Amenity Stack
The lobby program, a roughly 4,200‑square‑foot gathering space, is anchored by a Ludlow Coffee Supply location and sits next to amenity areas that include a rooftop pool deck, fitness center, steam room, garden lounge and co‑working spaces, according to a Ludlow press release. Ludlow says the Brickell outpost will run as an all‑day café that shifts into an evening cocktail lounge, folding neighborhood hospitality into the building’s service lineup. The amenity mix targets owners using units as pied‑à‑terres as well as guests booked through the building’s hospitality platform.
Connectivity Treated Like A Core Utility
North Development selected APEX by Natural Wireless to provide building‑wide managed Wi‑Fi and a dual‑diverse network designed for automatic failover and higher operational uptime, per Natural Wireless. The managed network covers residences, amenity spaces and operational systems, a setup developers say is essential for streaming, smart locks and the Domus app. “Connectivity has become one of the core building utilities alongside electricity and water,” Dror Shuchman said in comments reported by Florida YIMBY.
Where Domus Fits In Brickell’s Boom
Developers position Domus Brickell Park as part of a broader wave of condo‑hotel projects in Brickell that blend ownership and hotel operations. CoStar reported on the opening and quoted Ricardo Dunin saying the model, which combines ownership, in‑house management and short‑stay flexibility, is a distinctive play for the neighborhood and that the firm sees the product as repeatable. North Development also has a larger Domus pipeline in motion, including the taller Domus Brickell Center and a House of Wellness concept nearby, according to company materials.
What To Watch
In the coming months, closings, early occupancy and how owners tap into the North Management‑run short‑term program will be the clearest tests of Domus’s pitch. If the building’s managed systems and amenity mix deliver on the promise of low‑friction hosting, developers say the same playbook could be rolled out across the rest of the Domus pipeline in Brickell.
