A 19-story, dual-branded Marriott hotel is slated to open in the coming months, bringing roughly 264 rooms and new late-night dining to the McKinney Avenue corridor. The project stacks an AC Hotel and a Moxy under one roof, aiming squarely at both business travelers and Uptown’s nightlife crowd. Developers say the tower will be one of the taller recent additions to the neighborhood’s skyline when it opens this fall.

Peachtree Group, which will own and operate the property, plans 110 rooms for the AC side and 154 rooms for Moxy, along with a 261-stall on-site parking garage and a street-level Moxy bar and restaurant, according to a company press release via Business Wire. An eighth-floor, custom-branded bar and lounge with an outdoor terrace and water features is also in the works, a setup designed to draw in locals as much as hotel guests.

Merriman Anderson Architects handled the tower’s design, with The Society behind the interiors, while Moss Construction is serving as general contractor, industry reports note. REBusinessOnline reported that the AC and Moxy flags will keep separate lobbies but share back-of-house operations. County deed records reviewed by The Dallas Morning News show Peachtree bought the Uptown site from Phoenix Development Partners in February 2024.

What It Adds to Uptown’s Hospitality Mix

The new tower will add a noticeable room count to a city that already holds the title of busiest U.S. market for hotel construction. Lodging Econometrics data pegged about 193 projects and roughly 23,720 rooms in the Dallas pipeline, according to Hotel Management. Meanwhile, the former Manny’s Uptown site has been acquired for a planned Hampton by Hilton, a sign that midscale and upper-midscale brands are muscling into Uptown as well, according to a release from Site Selection Group.

Timeline and What to Expect

Developers marked a groundbreaking late in 2024, and construction has moved through 2025 with teams reporting steady progress toward topping out and interior build-out. The Dallas Morning News reports the hotel is expected to open in September 2026, keeping the project on track to welcome guests by early fall. Western Alliance Bank served as the project lender, the reporting noted.

"Uptown is one of Dallas’ most vibrant and walkable neighborhoods, with strong corporate, residential, dining and entertainment demand, and relatively limited new hotel supply within the immediate submarket," Peachtree CEO Greg Friedman said, per The Dallas Morning NewsBusiness Wire carried the statement as part of the developer’s announcement. The company says the property is being positioned to attract both neighborhood regulars and out-of-town visitors to McKinney Avenue.

Once it opens, the dual-branded tower will join a growing list of new hotels reshaping Uptown’s skyline and visitor options. Neighbors and nearby business owners will likely be watching closely to see how the street-level bar and restaurant and the eighth-floor terrace change the feel of the block in the months after opening.
