Jamaica's largest fast-food chain is finally coming to Massachusetts, with three locations in the pipeline across Everett, Roxbury and Brockton. Juici Patties has confirmed sites at Gateway Center in Everett, 16 Taber Street in Roxbury, and 200 Westgate Drive in Brockton, though the company has not revealed exact opening dates for any of the three.

The Everett location marks a notable real estate milestone for the shopping center itself. According to MassLive, the Roxbury spot will sit at 16 Taber Street and the Brockton site at 200 Westgate Drive, both per the Juici Patties website. Commercial real estate firm Urban Edge Properties announced in July that Juici Patties signed a lease for a 2,450-square-foot space at Gateway Center, according to Connect Commercial Real Estate, a deal that brought the shopping hub off Revere Beach Parkway — anchored by Target and Costco — to full occupancy.

The Roxbury address puts Juici Patties squarely in Nubian Square, a commercial corridor that has seen major transit-oriented and residential redevelopment in recent years. The 16 Taber Street building is a newly constructed mixed-use development with ground-floor commercial space, per property listings reviewed on Zillow.

A Jamaican Institution Built From a Home Kitchen

Juici Patties traces its roots to founder Jukie Chin, who started making and selling Jamaican patties when he was just 16 years old, first out of his mother's kitchen and later through his parents' grocery store, per the Juici Patties website as cited by MassLive. What began as a household hustle grew into Jamaica's largest restaurant chain, founded in May Pen, Clarendon, in 1980. The company now operates more than 60 locations across all 14 of Jamaica's parishes with more than 1,400 employees, according to SupplyCaddy, churning out tens of thousands of patties daily from a 20-acre headquarters and plant in Clarendon Park.

The menu that put Juici Patties on the map centers on traditional Jamaican patties — handheld pastries filled with seasoned beef or chicken. The Massachusetts locations are expected to serve staples like the Jamaican beef and cheese patty, the curry chicken patty, and a Jamaican chicken patty topped with avocado, alongside sides like fries, plantains and banana chips, and a lineup of drinks.

A Rapid-Fire National Rollout

The Massachusetts expansion lands amid a breakneck pace of U.S. growth for the chain. Juici Patties USA now operates over 30 locations with more than 30 additional stores under construction across 11 states as of July, according to Our Today. The chain entered the U.S. market in 2024 through South Florida before expanding into New York, Georgia and Texas — moves Hoodline has tracked with the chain's first Georgia location and its planned Houston debut on Westheimer.

Sales figures back up the expansion pace. During 2025, Juici Patties sold more than 3 million patties in the United States, a milestone reached within two years of entering the American fast-casual market, per the same reporting. As of December 2025, company leadership said internal operational changes allowed the brand to sustainably open a new U.S. store roughly every eight days, a claim that coincided with a burst of four new store openings across Florida and New York in less than a month.

The Family Behind the Franchise Machine

The U.S. division is led by CEO Daniel Chin, son of founder Jukie Chin. Daniel Chin holds a degree in hospitality and business from the University of Guelph and joined his father's business 12 years before building out standardized processes for international franchising, according to Face2Face Africa. Juici Patties' U.S. franchise model leans on simplified kitchen operations and push-button baking equipment that let employees rotate across roles, a labor strategy meant to blunt industry-wide turnover, according to a Florida Today report. That operational model was reportedly co-developed by Daniel Chin and U.S. Managing Director Stuart Levy.

The chain isn't stopping at Massachusetts. Juici Patties has also said it plans to open more U.S. locations in Connecticut, Florida, Georgia, New Jersey, New York, Pennsylvania and Texas, on top of its already established footprint in New York, Florida, Georgia and Pennsylvania. Beyond the U.S., the company expanded its international footprint in July by launching franchise applications for roughly 20 locations in Trinidad and Tobago, according to the Jamaica Observer, with prospective franchisees there required to show at least $200,000 in liquid capital.

Why Greater Boston Fits the Growth Map

The choice of Everett, Roxbury and Brockton lines up with Greater Boston's Caribbean roots. Greater Boston has the highest share of foreign-born Black residents among major U.S. metro areas, at 37.4%, according to a 2023 Boston Indicators report, with Jamaicans representing roughly 3.7% of the region's Black population. Neighborhoods like Roxbury and Dorchester, along with nearby Brockton, have long maintained sizable West Indian and Caribbean communities, giving Juici Patties a built-in customer base as it scouts new turf.

Plenty remains unsettled as the chain plants its Massachusetts flags. No exact opening dates have been announced for the Everett, Roxbury or Brockton locations, and details on local franchisee ownership and staffing have not been disclosed. For now, Bay State fans of the Jamaican patty will have to keep watching the company's rollout for word on when the doors actually open.
