Little Rosa's Pizza Lands at Hickory Flat Marketplace, Joining 100,000-Square-Foot Boom

Little Rosa's Pizza, the family-owned Woodstock pizzeria known for its New York-style pies, is expanding into Hickory Flat Marketplace, the sprawling new shopping center taking shape at 6375 Hickory Flat Highway in Canton. Owner Joe Rosa confirmed the expansion in a message to the pizzeria's owners, according to the seed report, adding another local name to a development that's rapidly filling out with fast-casual chains, a credit union, and a two-story fitness anchor.

Developers broke ground on Hickory Flat Marketplace in 2026, and the center is expected to open in stages beginning this fall, according to WhatNow Atlanta. The project totals 100,000 square feet and sits on a 14-acre site, with developer D&G Development Group building six front retail buildings spanning 45,110 square feet alongside a separate rear anchor pad, according to real estate coverage from Mike Donovan. A Family Recipe Returns to the Highway 140 Corridor

Little Rosa's Pizza traces its roots to Rosa's Pizza, founded in Holly Springs, Georgia, in 1984. Tony Rosa, Joe Rosa's father, built the original pizzeria's menu around his upbringing and his mother's authentic Italian cooking, per the seed report. Joe Rosa eventually took over the business before stepping away in 2019, and the pizzeria now operates in a family-owned environment out of its Woodstock location.

The menu leans into that heritage with dishes like lasagna pizza, the Rosa's Special, and the Rosa's Herb & Spice, alongside heroes, salads, and pastas rounding out the New York-style offerings. Little Rosa's expected arrival at Hickory Flat Marketplace was first flagged in local real estate posts before the pizzeria's owner confirmed the move directly.

Chains, a Credit Union and a Flagship Gym Round Out the Tenant List

Little Rosa's won't be alone in the new development. The confirmed tenant roster, as reported by the Cherokee Tribune & Ledger-News, includes Chipotle Mexican Grill, Panda Express, Chicken Salad Chick, Caribou Coffee, Wellstar Health System, Fifth Third Bank, Alloy Personal Training, and Noire Nail Salon. Three retail spaces inside the complex remained unleased as of August, per that same report.

The largest anchor coming to the site is Onelife Fitness, which is building a 65,000-square-foot, $17 million two-story flagship gym expected to create nearly 100 local jobs when it opens in late 2027, according to What Now Atlanta. Onelife Fitness operates more than 70 locations across the mid-Atlantic and Southeast. Delta Community Credit Union, one of Georgia's largest financial institutions, plans to relocate its existing Canton Kroger branch into a new facility at 6475 Hickory Flat Highway in early 2027, the credit union has announced.

Room to Grow, and a Booming Population to Fill It

Not every parcel at Hickory Flat Marketplace is spoken for yet. A 1.172-acre pad-ready commercial lot within the development was listed for sale in August for $1.6 million, zoned under Cherokee County's Neighborhood Commercial designation for a daycare or medical office building of up to 11,700 square feet, according to a LoopNet listing. That zoning caps building floor area at 10,000 square feet per acre.

The commercial push reflects just how fast this corner of Cherokee County is growing. The county's population reached an estimated 304,516 residents in 2026, a 41.5% increase since the 2010 census that makes it Georgia's sixth most populous county, per World Population Review. The Atlanta Regional Commission has reported that Cherokee County led the 11-county metro Atlanta region in population growth between 2023 and 2024, expanding 1.9% in a single year as the broader region added more than 63,000 residents.

Canton itself, the county seat where Hickory Flat sits, grew 15.5% between April 2020 and July 2024, rising from roughly 32,973 to an estimated 38,049 residents, according to World Atlas. The Highway 140 corridor running past the new marketplace carries an estimated 21,500 vehicles a day, per LoopNet, as it links Canton to Roswell and Alpharetta. The site also sits next to a public school cluster of Hickory Flat Elementary, Dean Rusk Middle, and Sequoyah High School, with a combined enrollment of 4,466 students, built-in daytime traffic that developers are counting on as storefronts open through fall 2026 and major anchors follow into 2027.
