
Magnolia Bakery, the New York institution famous for its banana pudding and towering red velvet cupcakes, will open its first Louisville location on August 18 inside The Zen, a new mixed-use building at 620 E. Market St. in NuLu. The shop marks only the second domestic franchise the bakery has opened since announcing in 2026 that it would franchise nationwide for the first time in its 30-year history. According to Louisville Metro Government, the $12 million East Market Streetscape Project transformed nearly one mile of East Market Street between Brook Street and Baxter Avenue. Running the Louisville outpost is Alex Nessenthaler, who becomes the first Magnolia Bakery franchise owner in Kentucky and the second in the entire country, as reported by The Courier-Journal. “As a native Kentuckian, there's been no bigger honor than bringing Magnolia Bakery to my home state,” Nessenthaler said, according to the Courier-Journal's reporting. Nessenthaler grew up in Louisville and spent over a decade in New York City before returning home, bringing with her experience in luxury fashion retail — including a run as Senior Vice President of North American Retail for Tory Burch through early 2025 — before founding SweetNess Ventures to launch the bakery, according to Inc. Magazine.
A Brand Built on Cupcakes and a Sex and the City Cameo
Magnolia Bakery was founded in 1996 in New York City's West Village and went on to ignite a global cupcake craze, helped along by a memorable appearance on Sex and the City, per the Courier-Journal. The bakery has since operated locations in New York, Los Angeles, Chicago and internationally, and today counts roughly 1 million Instagram followers. Its menu at the new Louisville shop is expected to include the classics that built the brand: banana pudding, including a red velvet banana pudding flavor, alongside classic vanilla and red velvet cupcakes, cookies, cakes and cheesecakes.
Nathan Louer, chief executive of Magnolia Bakery, said the company is excited to partner with Nessenthaler to bring its brand to Louisville, according to the Courier-Journal. Before candidates like Nessenthaler could open their doors, though, they had to get through the company's training regimen. Inc. Magazine reports that new domestic franchisees complete a six-week training program at Magnolia's Midtown Manhattan facility, where trainees practice the bakery's signature teardrop buttercream swirl on 3D-printed cupcakes — holding the cupcake in one hand while rotating and shaping icing with a metal wand — before ever touching a real batch of frosting.
Following Utah's Lead in a New Franchise Push
Louisville's shop follows the brand's first-ever U.S. domestic franchise, which opened in Holladay, Utah, in June 2026 under former automotive dealership owner Kirk Schneider, who landed the deal after meeting bakery leadership on a cycling trip in Ireland, according to Utah Business. That location leaned into local tastes with dirty sodas like Banana Fizz and Blueberry Jamboree, and the company plans to open another location in Salt Lake City, per the Courier-Journal. Magnolia had already built more than a decade of franchise experience overseas before trying the model at home, expanding to over 35 licensed locations across seven countries — including India, the United Arab Emirates, Turkey and the Philippines — starting with a 2010 master franchise deal in Dubai, according to World Coffee Portal.
The push into franchising follows Magnolia's 2021 acquisition by private equity firm RSE Ventures, co-founded by Stephen Ross and Matt Higgins, which helped double the bakery's total revenue over the following five years, Inc. Magazine reports. RSE's restaurant portfolio also includes Bluestone Lane, Momofuku and Brooklyn Dumpling Shop. Magnolia generated an estimated $40 million to $50 million in retail bakery revenue in 2025 across its company-owned stores — it operated roughly a dozen brick-and-mortar shops in New York, Los Angeles and Chicago prior to this year — while its packaged banana pudding expanded to more than 2,000 retail outlets nationwide, per Inc. Magazine.
What It Costs to Open One, and Who's Steering the Expansion
A U.S. Magnolia Bakery franchise agreement addresses ongoing royalty and marketing contributions. The company has also been signing multi-unit deals well beyond Kentucky, including a 10-unit franchise agreement for Ontario, Canada, and plans for five locations in Hudson and Bergen counties in New Jersey, according to 6ix Retail, with nine new U.S. locations planned for 2026 overall.
To manage that growth, Magnolia's leadership includes RSE Ventures veteran Uday Ahuja as Executive Chairman and Chief Investment Officer, working alongside Louer and Chief Baking Officer Bobbie Lloyd, according to Craft to Crumb. Ahuja worked alongside the team. The Louisville location itself sits inside The Zen, a luxury apartment building developed by Zyyo with $5.4 million in financing, according to the Louisville Downtown Partnership; the building also includes food and beverage retail space. According to the Louisville Metro Health Department, businesses opening a restaurant or food facility must contact the department to schedule an opening inspection.
