Ground has officially broken on Parkmont, a $64 million subdivision planned for more than 30 acres in Liberty Township, with 90 detached single-family homes expected to start selling in the $600,000s. The project will include pickleball courts, walking trails, a pavilion and outdoor gathering areas, and homes ranging from 1,862 to 2,900 square feet with flexible floor plans and customization options.

Indianapolis-based homebuilder Onyx+East announced it broke ground on the development in Liberty Township, according to Local 12. The company acquired the 31.9-acre parcel at 6784 Hamilton Mason Road for $3 million in June, with Edge Real Estate Group representing the seller in the transaction. Onyx+East said breaking ground on Parkmont reflects its continued investment in the Cincinnati region, and the builder will preserve nearly 6.5 acres of existing woodland on the site as part of the plan.

Second Local Project for a Fast-Expanding Builder

Parkmont marks Onyx+East's second for-sale neighborhood in the greater Cincinnati market. The company's first entry came in April 2025 with Everly, a residential community in East Walnut Hills, per the builder's own announcement on Facebook. Onyx+East has been expanding aggressively across Ohio, launching six residential projects totaling 550 housing units in the state between 2023 and 2025, according to The Hilliard Beacon.

Homes at Parkmont will offer unfinished basements and optional first-floor primary suites, and the community sits near Liberty Center, Cincinnati Children's Liberty campus, Christ Hospital Medical Center and Interstate 275, per Local 12's reporting. Sales are scheduled to begin in fall 2027.

Pricing Reflects an Affluent Suburban Corridor

Parkmont's starting price point in the $600,000s lines up closely with Liberty Township's broader housing market. Real estate listing data from July showed the township's median home list price reached $635,000, according to Movoto. That figure towers over the countywide picture: across Butler County as a whole, the median home sale price stood at $324,000 in mid-2026, per Redfin, meaning Liberty Township commands nearly double the typical price of a home elsewhere in the county.

The township's population was estimated at 46,474 residents in 2025, and local median home values are projected to climb to $421,435 by 2030, according to demographic projections from the Butler County Finance Authority. That steady growth trajectory helps explain why builders keep circling the area for new for-sale product.

Infrastructure and Amenities Keep Pace With Growth

Parkmont's arrival comes as Liberty Township keeps stacking up infrastructure investment to support its housing boom. Local transportation planners have secured commitments for an $86 million I-75 interchange at Millikin Road, Hoodline previously reported, targeting construction funding in 2028 to unlock hundreds of acres for future residential and commercial development. Nearby healthcare capacity has also grown, with the Christ Hospital Liberty Township campus completing a $13 million birthing center expansion this month.

Residential density in the immediate area isn't limited to single-family construction, either. HILLS Properties' 402-unit Relay 129 community at Freedom Pointe welcomed its first tenants in April, adding a major multi-family option just down the road from where Parkmont's for-sale homes will rise.

The inclusion of pickleball courts among Parkmont's amenities also tracks with a national trend. Pickleball participation reached 24.3 million people across the U.S. in 2025, marking five straight years as the country's fastest-growing sport, according to data cited by Pickletile, a shift that has pushed residential developers nationwide to build dedicated courts into their neighborhood plans.
