H-E-B is pouring $15.5 million into an interior remodel of its H-E-B Plus! store at 2805 Business Center Drive in Pearland, a 151,858-square-foot supercenter that has anchored the suburb's retail scene since it first opened in 2007. State regulators confirmed the project this week, though the exact scope of the renovation has not yet been made public.
The Texas Department of Licensing and Regulation filed a report on the Pearland project on August 14, according to MySA, which first reported the renovation plans. Per that filing, work on the interior remodel is expected to begin February 15, 2026, and wrap up by April 14, 2027. The TDLR filing itself does not spell out specific renovation details, leaving open questions about what new departments or services might arrive inside the store.
The Pearland store's original grand opening dates back to November 7, 2007, when it was among the first large-format H-E-B Plus! multi-department stores built in the Houston area, according to Carbon-izer.com. Nearly two decades later, the store still serves as a major retail hub for a city that has changed dramatically around it.
A Booming Suburb Justifies Big Investment
Pearland's population reached 127,514 in 2024, making it the 30th most populous city in Texas and the third-largest in the Greater Houston area behind Houston and Pasadena, according to U.S. Census Bureau estimates compiled by Cubit Planning. The city grew more than 35% between the 2010 and 2020 censuses, a pace that helps explain why H-E-B keeps sinking capital into this particular location.
Pearland households also carry serious purchasing power, with a median income of $118,842 in 2024 based on American Community Survey data cited by Cubit Planning — well above the statewide Texas average. That combination of rapid growth and high household income makes the suburb a natural target for one of H-E-B's premium store overhauls.
Part Of A Statewide Remodeling Wave
The Pearland project is just one piece of a much larger push. MySA reports that H-E-B has confirmed six projects in the greater Austin area this year alone, and that TDLR filings show ten H-E-B stores across Central, North and South Texas are slated for alterations in 2026. Elsewhere in South Texas, a $4.5 million makeover is expected to wrap up by mid-January 2027, and the H-E-B Plus! in Schertz is planning to remodel its existing fuel station at a cost of $560,000, per a separate TDLR filing, as H-E-B expands fueling services for travelers heading out of San Antonio.
H-E-B, based in San Antonio, operates more than 380 stores across the United States and Mexico according to MySA, while separate industry reporting from RetailToday put the chain's broader footprint at over 455 stores across Texas and Mexico, generating more than $46 billion in annual sales with a workforce topping 170,000 employees. Retail research firm dunnhumby named H-E-B the top grocery retailer in the country in 2024, the fourth time in eight years the chain has claimed that ranking.
What A Comparable Remodel Looked Like In Kyle
H-E-B has not detailed exactly what will change inside the Pearland store, but its recent pattern in other Texas markets offers a hint. In Kyle, H-E-B completed a $28 million overhaul that added an in-store True Texas BBQ, a primary care wellness clinic and a Sushiya counter, converting that store into a single-stop destination for food and health services. H-E-B has been actively expanding those kinds of dining concepts and health clinics inside its larger stores across Central and South Texas.
The Pearland investment also lands amid a broader tightening of H-E-B's grip on the Houston grocery market. H-E-B and its affiliates held the leading grocery market share position across Greater Houston in 2024, outpacing national competitors including Kroger and Walmart, according to Axios. That dominance has forced rivals to adjust: in July 2025, Kroger announced it would consolidate its Dallas and Houston operating divisions into a single unified division as it worked to defend market share against H-E-B, as reported by Grocery Dive.
More Growth Nearby In Brazoria County
H-E-B's activity in the area extends well beyond the Pearland remodel. Just eight miles south, H-E-B opened as the primary anchor for the new Manvel Town Center at Highway 288 and Highway 6, a development that has since drawn additional retailers to the area. And in December, H-E-B announced an $11.9 million project to build a 56,786-square-foot Joe V's Bargain Store on Orem Drive in southern Houston, with construction slated for mid-2026 as part of the chain's push into value-focused retail alongside its full-service Plus! stores.
For now, Pearland shoppers know only the broad strokes: a $15.5 million interior remodel, a start date in February 2027, and a completion target of April 14, 2027. What departments or services will actually change inside the Business Center Drive store remains an open question until H-E-B releases more specifics.
