A national fragrance chain known for discount designer perfumes and colognes is set to open its doors at Arden Fair Mall on Friday, August 28. Perfumania will occupy space on the mall's second floor, bringing brands like Calvin Klein, Marc Jacobs and Carolina Herrera to the Arden Arcade shopping center at prices below typical department-store markups.

The new location adds to a lineup that already includes fragrance counters inside the mall's department stores, plus existing beauty tenants Sephora, Bath & Body Works and Royale Perfumes, according to The Sacramento Bee. Nathan Spradlin, Arden Fair's marketing director, told the outlet that fragrance stores have seen a broad trend among Sacramento shoppers, and that Perfumania was a strong fit for the mall because it adds depth to a broadly appealing category. Spradlin also said the chain will sell a wide variety of fragrances at a range of price points, according to the same report.

Perfumania already operates a location at the Folsom Premium Outlets on Folsom Boulevard, and the Sacramento region isn't an isolated case: the company and its sister chain, The Fragrance Outlet, both owned by Obsession Holdings LLC, announced in June a nationwide expansion plan to add 43 new stores across U.S. shopping centers through 2027, building on 31 locations opened in 2025. That expansion was previously noted by Hoodline as part of a broader wave of mall openings tied to the chain's growth strategy. Perfumania now operates more than 100 stores nationwide, per that reporting.

A Mall Rebuilding Its Tenant Mix

The Sacramento Bee reports that Perfumania's arrival is part of a wider expansion at Arden Fair, which has more than 150 stores and recently welcomed Taco Bell Cantina and Fabletics. Mall management told the paper it expects True Religion, Levi's and Dick's House of Sport to open in the coming months, part of what Spradlin described as a focus on adding retailers that give guests more reasons to shop and more options. The mall is open Mondays through Saturdays from 10 a.m. to 8 p.m. and Sundays from 11 a.m. to 7 p.m.; Perfumania's own hours were still to be determined as of the Bee's report.

Sacramento-based Fulcrum Property, which has held ownership stakes in Arden Fair since 1973, manages the 1.1 million-square-foot regional center and has spearheaded a strategic re-envisioning of the property following the departures of longtime anchors, according to The Registry Northern California Real Estate. Fulcrum bought the vacant Nordstrom building in 2021, after the luxury retailer closed in 2020, and eventually leased 45,000 square feet on the lower level to Restoration Hardware Outlet last December — a shift Hoodline covered in RH's move into the empty Nordstrom space. The upper levels of that former anchor remain in development for future commercial use.

From Sears Lot to Sports Complex

Arden Fair's owners also purchased the vacant 156,000-square-foot Sears building and its parking lot for $7.9 million in July 2023, clearing the way for Dick's House of Sport to build an interactive sports complex expected to open in 2027, according to ABC10. Sears had closed its Arden Fair store in April 2021 after more than 60 years on the site. The mall itself dates back to 1957, when it opened as a single Sears department store on 30 acres of former ranch land before expanding into an open-air center in 1959 and undergoing a $100 million enclosed renovation in 1990 that added its second level and a 22,000-pound upper-floor carousel.

Local merchants told ABC10 in April that foot traffic has noticeably improved following the multi-year effort to fill vacant storefronts with interactive, custom and lifestyle-oriented brands, pointing to recent additions like Uniqlo, H&M and JD Sports. That tenant churn has also included food and beverage changes nearby, including the Yemeni coffee shop Hoodline reported had taken over a former Peet's location near the mall complex.

Fragrance's Bigger Retail Moment

Perfumania's Sacramento debut lands amid a strong stretch for the fragrance category nationally. U.S. prestige beauty retail sales grew 7% year-over-year to $17.1 billion in the first half of 2026, with prestige fragrance dollar sales rising 6% and mass-market fragrance sales jumping 15%, according to industry data from Circana. The same reporting found that growth was led by high-concentration formats, with eau de parfum and perfume formulations posting double-digit sales increases as average prestige prices rose 5% amid a shift toward higher-value formulas.

Fragrance is also one of the most popular holiday gift categories, according to separate Circana research: roughly 20% of consumers buy perfume or cologne as holiday gifts, and December alone generates nearly 60% of total fourth-quarter prestige fragrance revenue, with gift sets typically making up more than a quarter of that quarter's sales. Perfumania has been through hard times before — the company filed for prepackaged Chapter 11 bankruptcy in 2017 to eliminate $253.9 million in debt, closing 64 underperforming stores before emerging two months later as a private entity — but its current expansion suggests a retailer betting that mall-based fragrance shopping still has room to grow.
